When to book a roofer

You might consider hiring a roofer when:

  • You notice leaks, water damage or damp patches on ceilings

  • Roof tiles are cracked, missing or slipping

  • Your roof is over 20 years old and looking worn

  • You spot moss growth or damaged flashing

  • You need emergency repairs after storm damage

  • You're planning to sell and want to improve kerb appeal

  • Your neighbours are replacing their roofs

Professional roofers can assess damage, provide expert advice and ensure your home stays protected from the elements.

How to choose the right roofer

When comparing roofers, check they hold public liability insurance and relevant certifications such as NFRC membership. Look at examples of past work and read customer reviews. Ask whether they provide materials, how long they've been trading and if they offer guarantees on workmanship.

Bark lets you explore several local roofer profiles so you can find someone who matches your needs and budget.

Frequently Asked Questions

How much does a roofer cost in the UK?

Bark's research shows that roofing costs vary significantly by project type. Basic roof repairs typically range from £150 to £500. Full roof replacement usually costs £2,000 to £9,000+ depending on property size and materials.

Flat roofing installation ranges from £1,500 to £4,000, whilst emergency roof repairs often cost £200 to £800. Prices vary by location, with London typically 20 to 30 per cent higher than other regions.

Do I need planning permission for roof work?

Most roof repairs and replacements don't require planning permission if alterations are no more than 150mm from the existing roof plane and not higher than the highest part of the roof.

You don't normally need building regulations approval for repairs covering less than 25 per cent of a pitched or flat roof. However, listed buildings, conservation areas and some flat to pitched conversions may require permission. Your roofer can advise on specific requirements.

How long does roof work take to complete?

Timelines depend on the scope of work. Minor repairs can often be completed in one to two days. Full roof replacements on average homes typically take one to two weeks, depending on weather conditions and roof complexity.

Emergency repairs are often completed the same day or within 24 hours. Larger properties or complex roofs with multiple chimneys may take three weeks or longer. Your roofer will provide a clear timeline during the quoting process.
