When your roof runs into problems, you have two main options. You can choose to re-roof your home or to install a new roof on your property. Both options have their own benefits but also their respective drawbacks.

In this article, we’ll look at both options to help you to make the right decision when it comes to re-roofing or installing a new roof on your property.

What is the difference between re-roofing and new roof installation?

Re-roofing your property involves adding a new layer of roofing material on top of the existing roof. Not removing the existing roof helps to reduce costs whilst also saving on time, making it a tempting option.

Installing a new roof involves stripping the roof back to its timbers and then putting on the new roof materials from there. This is more time consuming and costly but also has its benefits.

Every property is suitable for installing a new roof, but not every property can be re-roofed. Re-roofing can only be done once, so if your property has ever been re-roofed before, it will not be able to be re-roofed again.

Re-roofing is also only suitable if the entire roof needs to be re-roofed. This is because the roofing material is fitted over the existing roof, so re-roofing one section would leave one area sitting higher than another.

The price of re-roofing your property is likely to be significantly cheaper than installing a new roof. This is because installing a new roof involves removing the existing roof material to fit the new roof which is far more time consuming than laying the new roofing materials over the old.

Although installing a new roof on your property is the costlier option, it often works out as more cost-effective in the long-term. This is because a new roof will typically last longer than an overlaid roof, despite the higher initial cost.

Health-check your roof

Installing a new roof allows your roofer to give your roof a thorough health check. The roof is stripped back to its deck structure, allowing for proper inspection to be carried out. When the new roof is fitted, you can be sure that your roof is structurally sound and in good condition.

When your house is re-roofed, the new roof is simply laid over the old. This means that you won’t know the condition of the roof deck itself. If there’s an underlying issue such as rot or sagging, you won’t be aware of it and will just be papering over the cracks by re-roofing your property.

Consult an expert

If your home needs a new roof, it can be confusing trying to balance out the options. The best thing to do is to contact a professional roofer who can visit your property and carry out an inspection. They’ll then be able to advise you of the best course of action, as well as giving you a quote for the work to be carried out.
