5 jobs to complete before you render your property

Whether you go for a smooth crisp render or a traditional pebbledash, it will add the perfect finishing touch to the look of your property. Rendering will boost your insulation too, which will make all the difference for homes that feel the chill or have high energy bills.

As with any building work you wish to undertake, completing everything in the right order is key.

While not all of these tasks are necessarily compulsory, if you were considering having them done, then doing so before you go ahead with pebble dashing or rendering will save you time, money and hassle, since it could interfere with the finish of the job.

Roofing

Starting from the top and working your way down is always a great plan with renovation work. Your roof bears the brunt of any bad weather. Roof tiles that are missing, loose, slipped or cracked may be letting water into your home. Fixing this will ensure any other work you have done is of benefit since water coming through the ceiling is a serious problem. By having your roof fixed or replaced first, it will also mean ladders and scaffolding don’t have to go up on your brand new rendering, which could potentially scuff or damage it.

Extensions

From garage conversions to loft extensions, single-storey extensions to extensions that are straight out of Grand Designs - adding more space to your property will add value to it too. However, if you extend after you’ve rendered, it will leave your extension vulnerable to the elements. It can be difficult to match rendering (especially pebbledash) perfectly. Plus, it will also cost more versus getting everything done at once.

Windows & doors

If you’ve ever had new double glazing installed you’ll know how much of a mess it can create. Your contractor will most likely need to chip away at your external rendering to free the old windows to be able to put new ones in. If so, it will leave an uneven finish that can be tricky to patch up. Save yourself the bother by getting your windows or doors installed first so that the render can be applied around them and they can be sealed in properly.

Guttering

Gutters help catch rainwater from your roof, diverting it down the drain instead of seeping into your walls and foundations. Your new rendering or pebbledash will also protect your walls against water infiltration which can lead to damp. But it cannot work alone - if your gutters are leaking, sagging or simply showing their age, get them fixed before you have your rendering done so that your new external wall coating will work as intended.

Damp course

Newer homes will likely have damp coursing in place, but this isn’t usually the case for older homes. Your property may also have had a damp course put in years ago but it’s since failed. As a damp course is injected into the brick, it needs to be done before any other layers (such as rendering or pebbledash) are applied on top. Otherwise, it can make the damp more difficult to treat and also spoil the look of the finish if bits need to be drilled into or chipped away.

To sum up

The best way to think of rendering is the icing on the cake. Getting your sponge in order (i.e any jobs that need to be done before you render) is essential. That way you can enjoy the beautiful look of your much-improved home without facing any hiccups further down the line. If in doubt, consult your contractor for any service you are considering having before or after rendering, as they will be able to advise whether the job should come before or after the work.
