Do you need more space in your home?

People choose to extend their properties for many reasons. Some people need more space for their growing families, others want to increase the value of their homes. With the increasing cost of property in London and the hassle of moving house, an extension is often a sensible choice. Property extensions allow you to make better use of your available space. Basements, lofts, gardens, kitchens, garages – all can be improved with a professional, quality extension. Whatever reason you have to build an extension, you’ll want to make sure you find the right builders for the job.

Building regulations and construction qualifications

Property extensions do not necessarily require planning permission. In these cases, “permitted development rights” allow you to build an extension on your property if the work falls within certain specifications. These mainly relate to the scale of the planned extension and the qualities of your current property, such as its size, location, and how many storeys it has. An architect, surveyor, structural engineer, or qualified builder will be able to advise you on the planning status of your extension project.

In order to maintain the highest levels of professionalism and craftsmanship in the construction industry, there are several qualifications that you’ll want your extension builders to have. A CSCS Card is the primary certification for any construction workers, as it covers fundamental health and safety practices. A building company with an NVQ Level 3 or Asbestos Licence is another hallmark of a qualified extension builder. While none of these certifications are required by law for completing extension work, they’re a sure sign of an experienced and reliable construction company.

Minimal disruption with a professional finish

Property extensions are generally big projects. They often involve a variety of building techniques, including bricklaying, carpentry, plumbing, electrical work, and painting. In most cases, walls will have to be constructed or removed, which can mean parts of your property will become uninhabitable. When you consider that most extension work will likely take a number of months, you will want to keep the disruption of your daily life to a minimum. The best extension builders will understand this and work with you to ensure there is minimal disturbance for the duration of the extension work.

One of the most important aspects of building an extension is the finish. Hiring an extension building company with a proven track record of professionalism and tidiness is the only way to guarantee you will get the extension you want. Who’s responsible for the disposal of waste materials? Who is providing the toilet facilities? Bark will help you find the perfect builders for your extension project.

What does a typical property extension entail?

Extensions can take many forms: from single or multi-storey extensions, to conservatories and sunrooms, each extension is different. Even if you’re extending a house that is identical to one you have worked on before, the customer’s criteria are probably not going to be the same. One customer may want French doors while another may want bi-folding, so the challenge is always new with each extension. However, the majority of property extensions involve flooring, bricklaying, door and window installation, electrical work, and decorating. For bathroom and kitchen extensions, plumbing is also a key factor.

What additional features can you have with an extension?

Pretty much any part of your home can be extended. As such, you can include additional features to your extension that would benefit that particular space or room. You may want to include a skylight in your kitchen extension. Or, you may need to include advanced ventilation in a basement conversion. Perhaps you need extra insulation for a rear extension that receives little sunlight. Whatever extras you may need, be sure to discuss these with your builder before any building work begins.

How big is your building team?

I have a core construction team of eight builders and a wider network of trusted tradespeople, such as electricians, carpenters, and plumbers. I also regularly work with several architects and construction engineers who are able to assist in extension designs and building plans. In my three decades in the construction industry, I have been fortunate enough to build a great team of builders around me, as well as take on five apprentices. While we have the necessary industry qualifications, experience really is the most important thing in the construction industry. I’m proud to say that hundreds of professional extensions and satisfied customers can testify to our ability and craftsmanship.
