The cost of building an extension is determined by a number of factors, including size, specification, and your location. You may be planning a basement conversion, a single storey extension, a downstairs toilet extension, or an extension over your garage. In many cases, you can extend your home under Permitted Development (PD). For example, under PD you can extend a detached property by 8m to the rear, if it’s a single-storey extension, or by 3m if it’s double. Check with your local council and your extension specialist before you get too far into the planning stages, because your project may not meet all the criteria for PD.
Most insurers won’t cover any loss or damage incurred while a property is undergoing alteration or renovation. If you’re carrying out extension works and managing the project yourself, it’s worth discussing your project with an insurance provider, before any work begins. You may need to arrange a specific extension policy to cover the new works and the existing structure. It’s also worth enquiring about a 10-year structural warranty, as this can be provided on some new extension works.

The president of Classic Builders visits each job site daily to interface with the customer, check status, provide direction as occasionally needed, and to ensure the job is proceeding smoothly and on schedule. Classic Builders uses few subcontractors; this keeps the cost down and shortens the schedule as there is no need to mesh schedules of additional trades people. In addition, quality control is kept to the highest standard. Classic Builders’ prices are generally lower than their competition. One of the highlights of employing Classic Builders is its policy of working well with city building inspectors. Sometimes this involves gently educating the inspectors and helping them see the benefits of a particular approach. All of this keeps the job on schedule and eliminates costly rework. On my next job, Classic Builders will get my call.
