Basement conversion pricing guides

Bark research suggests that the cost of a cellar or basement conversion in the UK varies depending on the size of the space, the condition of the existing structure and the level of work required. Most professionals price basement conversions per square metre, which provides a more accurate guide than a single figure.

Typical cost ranges

Simple cellar conversion or renovation

Around £1,000 to £2,200 per m²

(Based on common guidance from UK cost sources such as Checkatrade)

Cellar conversion with structural work

Around £1,500 to £2,500 per m²

(Covers work like floor lowering, underpinning and reinforced waterproofing)

Full basement conversion with excavation and full structural build

Around £2,000 to £3,000 per m²

(Includes excavation, underpinning, drainage systems, waterproofing and complete interior finishing)

Indicative project costs

Small cellar conversion (approx. 15 m²)

Estimated total cost £15,000 to £33,000

Medium basement conversion (approx. 30 m²)

Estimated total cost £60,000 to £90,000

Average cost guide

Based on the mid-range per-square-metre figures commonly cited across UK industry cost guides, a typical cellar or basement conversion usually falls around £1,600 to £2,200 per m².

For many UK homes this results in an approximate overall average project cost of £25,000 to £50,000, depending on property size and condition.

What affects the final price

  • Size and layout of the cellar or basement

  • Whether structural work is required

Frequently Asked Questions

Do I need planning permission for a basement conversion?

Many internal conversions do not require planning permission. Structural changes, digging or property extensions may require approval. Always check local regulations.

How long does a basement conversion take?

A typical conversion takes several weeks to a few months depending on structural work, waterproofing and interior finishing.

Is waterproofing necessary?

Yes. Waterproofing protects the space from damp, mould and water ingress. It is a required part of any professional cellar or basement conversion.

Will a basement conversion increase my property value?

Most conversions add significant value since they increase usable living space. The exact value varies based on size, location and overall finish quality.

I asked Rob to call around to discuss some work we were considering having done. We did not know whether it involves structural changes and/or what regulations would apply and how we would go about it. Rob was extremely helpful and advised that the changes we were considering could be done but weren’t strictly necessary and there were other ways to overcome the issues. His advice actually meant that we did not require his services so essentially he talked himself out of work. He fully appreciated that but was happy to help in any event. He has certainly saved us money we didn’t need to spend and I was very impressed when he would not even accept payment of a fee for coming out. He will certainly be my first point of contact for any work in the future!
