This is a cottage dating from 1700 with a roof that was replaced in the 1970s. We have noticed that one of the upright supportive struts in the loft shows fresh woodworm holes.

House has scaffolding around - the scaffold is at fascia/soffit height.
The fascia has suffered dry rot/wet rot/wood worm (one of those)
Need to treat existing fascia boards (24.6 linear metres) and hip rafters ends which have been exposed due to re-bedding hip tiles.
Possibly also treating timber rafters from inside in loft, not sure.

We had some moderate flooding a year ago under the ground floor into the half cellar, from a cracked external pipe which leaked rainwater into the house below the floorboards. It was likely accumulating couple of months before this was noticed due to the smell.

It was dealt with at the time, however since a couple of months ago the flooring on top starting to sink slowly, and has now reached a point where it seems it can collapse completely into the half cellar below if not seen to asap (tenant just informed me of it recently).

We need to establish the cause of this, and remedial work which includes changing the joists which have since been discovered are cracked.

It seems like the dampness has caused the joist to rot and eventually crack, over the months it has been sitting in dampness.
