Thank you for your service.

SBS conducted a same-day site visit for my double-storey side extension and loft conversion.

They provided architectural, structural and building regulation drawings. SBS also liaised with my building control officer to ensure that I get the final certificate.

I would highly recommend SBS structures and would love to work with them again.

Before converting the garage into a habitable space you need to know the following legal issues involved
1) You need to check your property deeds for any restrictive covenants i.e. some developers will place a restriction on building work that might affect the appearance of the house. If this is the case, you can contact them to find a way around it for a fee.
2) Garage conversion falls under permitted development hence you only need to apply for planning permission to convert the garage when you intend to extend the size of the actual garage.
3) You will need to comply with government building regulations as a building control officer may check your conversion number of times during construction.

Stage 2: Planning Permission ( If extending existing size otherwise permitted development)
Stage 3: Building Regulations
stage 4: Insulation and Damp proofing
Stage 5: Plumbing and Wiring
Stage 6: flooring
Stage 7: Walls
Stage 8: Windows and doors
Stage 9: Completion Certificate

1)Roof Structure: Is it a trussed roof, purlin roof, or a rafter roof?

2)Height: Is your roof tall enough? Remember that the minimum height for a traditional roof is 2.2-2.4m and the height requirement for a modern trussed roof is between 2.4 and 2.6m.

3)Space: Is there adequate space to make the room ‘liveable’?

4)Services or Chimneys: Make sure there are none present and if there are, that they don’t have to be moved.

5)Felt: Does your roof have felt under the tiles, and is it fully weather right? If you don’t have felt, you’ll be able to see the back of your roof tiles and the battens they’re fixed to. If you do have felt, then you’ll see black paper under the tiles and battens.
