WOW... what a transformation! SJ Build and Repairs took our old dilapidated and crumbling house and brought it back to life (beyond the 21st century is an understatement)!

The house was taken back to brick and fully built up again, with all the electrical, gas and plumbing work updated. The project included reconfiguring and redesigning almost every room in the house, which have all been expertly modernised and refitted to a very high standard with a top-end designer look and luxury feel. The workmanship and quality of the work was second to none and we were very impressed that even with some last-minute changes and the attention being paid to even the smallest of details (Sanjay was truly a perfectionist), the whole project was not only completed in the timeframe expected but also within the budget agreed, with no hidden fees or rising costs.

The team not only smoothly resolved unforeseen issues and fixed areas other builders would no doubt have covered up, but also went above and beyond, helpfully advising on various options when decisions needed to be made. All planning applications were taken care of leaving us with peace of mind that regulations were being met, and the transparency in communications right from the start left us in no doubt that we were dealing with professionals who were not only experts in their field but conduct themselves in a respectful and polite manner and provide a service dedicated to customer satisfaction.

Thanks to Sanjay and his brilliant team, we now have a beautiful and tranquil ‘new’ family home and a fantastic space to entertain family and friends for years to come. Visitors are always impressed when they come over and, coupled with our views about the outstanding level of service received, we don't hesitate to tell them it was all thanks to SJ Build & Repairs. We wholeheartedly recommend the company to anyone who is looking to have any work done on their property, no matter how big or small the job is... you won't be disappointed!

If the garage already has a concrete slab and is 200mm or more then its suitable for a conversion

The first step with any garage conversion is to conduct an assessment of the existing structure, in particular the soundness of the foundations, walls and roof.
Then planning permission
With many garage conversions – particularly integral or attached spaces – most of the work is internal (with the exception of changing the frontage and adding a window or two. This is likely to be considered permitted development, so it won’t usually need formal planning consent.
If this type of conversion involves a change of use, a garage conversion will always be subject to the Building Regulations.
Before the project can start in earnest, the walls and roof must be made sound and watertight. Thereafter, most of the work will take place inside the existing garage.
The first job will be stripping out the main structure, at which point you’ll get the clearest view yet of what’s in store including where you’re most likely to encounter unexpected problems (such as patchy foundations or hidden issues in the walls) that could add to costs.
Then the floor slab, An existing concrete floor might well be strong enough to cope with general domestic use. However, it may need to be levelled (consider a self-levelling liquid screed), damp-proofed with a suitable membrane (lapping into the walls’ DPC) and insulated to achieve adequate thermal performance.
Then insulating the walls and roof. The simplest way to insulate a garage roof is at loft level. With a pitched covering, 270mm of mineral wool should be sufficient – 100mm between the joists, and the rest on top. And finnally fittings of windows door and all electrical instalation

There needs to be at least 2.2 meters between the top of the floor joists and the bottom of the ridge timber
