How can someone tell if their Garage is suitable for conversion?
1. Structure & Foundations
* Solid Foundations: Is the garage slab sound? If you spot big cracks or uneven areas, you might need extra groundwork—costs go up.
* Walls: Are they single-skin (just one layer of brick/block)? If so, you’ll need to insulate or add another layer. Double-skin? You’re already winning.
* Damp-Proof Course: Any sign of damp at the base? If yes, fixing that is non-negotiable.
* Height Matters: Do you have at least 2.2–2.4m internal head height after insulation and flooring are installed? If you duck when you walk in, that’s not a “cosy vibe”—that’s a problem.
2. Access & Utilities
* Services: Is there electricity? Plumbing? A way to get heating in? If not, factor in new runs from the house—cha-ching.
* Access: Can you get into the garage from the house easily, or will you need to punch through a wall (and maybe a supporting one)? More work, more £££.
3. Planning Permission & Building Regs
* Permitted Development: Most garages can be converted under permitted development, but check if you’re in a conservation area, flat, or new-build estate with covenants. The council can be the fun police.
* Building Regs: Whatever you do, this is mandatory. You’ll need to comply with insulation, fire safety, ventilation, and structure standards.
4. Flood Risk & Ventilation
* Water Table: Is your garage below ground or in a flood-risk zone? If so, expect tanking or raising floors.
* Ventilation: Garages are naturally drafty. You’ll need proper ventilation or you’re basically building a fancy mould incubator.
5. Usage Vision
* What are you turning it into? Bedroom? Office? Gym? Some uses have higher standards (e.g., bedrooms need escape windows). Don’t get caught out by dreaming big and building small.
Quick Red Flags
* Evidence of persistent damp or flooding.
* Low ceiling heights.
* No easy way to link services (water, waste, power).
* Structural cracks or movement.
How can someone tell if their loft is suitable for conversion?
1. Head Height – The Magic Number
Stand under the highest point of your loft (usually under the ridge beam) and measure from the floor to the underside of the ridge. If it’s 2.2 metres (about 7’3”) or more, you’re in business. Anything less? You might still convert, but it could get expensive (think lowering ceilings, raising the roof, or creative design tricks).
2. Roof Structure – Old School Wins
Traditional Roofs (Pre-1960s): Big, open spaces with fewer obstacles. These are dream conversions.
Modern Trussed Roofs (Post-1960s): More cross-bracing and structural supports to work around, but not impossible. We’ve tackled plenty—just takes a bit more engineering genius (luckily, we’ve got that).
3. Footprint – Space to Play With
Generally, you’ll want a loft that spans the full width of your house and is deep enough to actually fit a room. Odd-shaped or tiny lofts can be converted, but you might be making a nursery, not a master suite.
4. Access – Stairs Matter
If you need to access your new room via a climbing rope or stepladder, that’s a problem. There needs to be space for a proper staircase—legal, safe, and comfortable. We’ll help you design one that fits, but it needs somewhere to go!
5. Floor Strength
Your loft floor was probably built for boxes, not people doing yoga or kids doing cartwheels. We check if the joists are up to spec—and if not, we’ll strengthen them so your new space is rock solid.
6. Planning & Building Regulations
Most loft conversions fall under Permitted Development, but if you’re in a conservation area, have a listed property, or want to change the roof shape, you might need permission. Either way, building regulations will always apply—so you’ll want a team that knows the ropes (that’s us).
The Bottom Line
If your loft ticks these boxes, you’re halfway there. If not, don’t panic—there’s almost always a solution. It’s just about knowing what’s possible, what’s practical, and where your budget goes furthest.
