We couldn’t vouch any more for this company removing our Roof under the tin hat where they was weathered every single day really helped to get the project completed quicker . The team was very easy to get along with very polite, very friendly. There was a site foreman on site every single day looking after all the workers and making sure all the targets was hit on time. Colin Miles of Modern Loft Rooms came after a request to build a double garage at the bottom of our garden - the garage eventually turned into an office and out-house thanks to his advice and design comments. The build was competitively priced by Colin Miles of Modern Loft Rooms and after seeing several different companies I chose Colin Miles’ company due to instantly getting on with him, the fair price and the ideas he brought to the job, which were lacking in the other companies interviewed. After 8 weeks of building and then decorating the outhouse which consists of under floor heated wooden floor boards, two Skylights - cladding and rendered on the inside and out, along with electricity/power - we are very pleased with the final results which has added another dimension, as well as considerable value to our home. Colin and team were professional and courteous throughout the process not only to my family but also to the neighbours. Despite early good will, Colin and Modern Loft Rooms provided an inadequate and careless service. He undertook to remove an asbestos garage roof, replace it with a new corrugated roof and provide us with certificates of safe asbestos disposal. The work was carried out over two or three days at a cost to us of approximately £3500. Colin had subcontracted the waste disposal to another firm (who were paid in advance). However, communication between the two companies was hopeless. The waste company sent a ‘man with a van’ who first arrived before the asbestos was ready for collection. It was almost three weeks before he returned, but then refused to remove it on the grounds that it was too heavy (despite having been sent photographs previously). After repeated prompting from us, Colin said he would collect it himself and arrange separate disposal. It duly disappeared soon after, but no certificates of safe disposal were ever provided. Three months later, the new roof became badly warped and distorted, enabling water to collect and pool. It is clearly not fit for purpose. Colin was informed and was sent photographs six months ago. He accepted there was a serious problem, saying he could see what was wrong, and promising to come and fix it. He has promised to attend to take care of it on at least ten occasions, always only after constant cajoling, but has never actually showed up to do the job. He offers no explanation and when pressed afterwards claims variously that he is short of staff, short of money, has been ill, had a family bereavement and that it was raining. After six months, we have been obliged (at great cost) to make alternative arrangements. This is tradesmanship at its worst and he really should be stopped. We have informed him that we will take him to trading standards, but he said this was ‘blackmailing’ and we should ‘trust’ him, promising again to fix it, claiming it was not his ‘fault’ but the suppliers. There has been no progress whatsoever. We are in our late seventies and find his approach neglectful and deeply distressing. ADDITIONAL INFORMATION: The contract was embodied in Modern Loft Rooms Invoice Number 182 dated 31 August 2023 for £3510.00 for removal of asbestos garage roof and to supply and fit corrugated sheet roof. The bill was paid in full on 4 Sept 2023 to bank account nominated on the invoice. This invoice shows that the company took over £3500 of our money for a roof that lasted barely three months. Their suggestion that they were not involved is untrue. I politely appeal to the Trustpilot QA team to ensure the speedy removal of this untruth. More...

Modern loft rooms team build a double storey extension in Walthamstow for us which involved knocking down the existing ground floor bathroom and replacing it with kitchen extension and bathroom on the first floor. Team were very professional and knowledgeable (comes with experience of many years for sure!) and built to a very good standard and within our budget consulting with us regularly on any issues that arose. We have had some challenges along the way due to how the house was originally built but Colin and the team helped us through everything and accomodated our requests without a problem. Came across Modern Loft Rooms by chance - a lucky internet search! As we looked for quotes for our 30sqm extension and garage conversion, Colin called up and popped over to give us a very good and competitive quote and talked us through the process. They started promptly in July 2021 and finished 13 weeks later. Despite a few delays caused by fuel strikes and COVID, Colin and the team endeavored to get the job done and to a high standard. Thanks to Colin and the team, we now have doubled the size of our lounge; doubled our kitchen size and gained two new rooms (a utility room and a playroom). They were exceptional in every way! They did not leave the site once "to visit builders yards" etc like most builders do as before they started the work, they ensured that every nut/nail/piece of material they needed was on site so they were able to work from early morning until late afternoon. A very refreshing change! The standard of work was amazing as was the speed in which the work was done. One particular worker was so knowledgeable about everything making us feel confident in what sort of job we could expect. Highly recommended Colin and teamReally pleased with the job that Modern Loft Rooms have done. They’ve converted a relatively small loft into a bedroom with an en-suite and a large storage cupboard. They were friendly and quick to respond to questions. The job was completed within 8 weeks - which is super fast from scaffolding going up at the front and back of my house to electricians installing new electrics and plumbing.
