STAY WELL AWAY !!! We have been a victim of fraud by this company. DR Kanadi Jagafa was very impressionable on the first meet until he got his hands on half of the the money he wanted to do the works we had given him. Once he had his money he became very evasive and would ignore various txts and phone calls. He would also be very argumentative for no reason at all which was very strange . He did not even come up with any designs and left all of the work including designing to myself. He would only have any input into designing anything if we paid him more and more money. He ended up with double the amount of money that he originally asked for without even getting planning permission anywhere near passed. He basically just stopped answering phone calls and ended up with over £7000 of our money without doing pretty much anything. We are in the process of starting court proceedings to recover our money. This is a boiler room firm who outsources it’s work and adds money on for themselves without actually having to do anything including designs and leaves you with nothing after paying them your hard earned money. We've done more work than £7000 in order to help you. It took more than 18months of work and liaison with the local authorities and statutory bodies to resolve the hidden issues raised by the planning officers. As you're no doubt aware, the council called into question the ownership of the site where you indicated the access for the new homes will be. Nothing we can do until that is resolved. The site in which the access goes through, has a different ownership and it's boundary lines and extent were not determined. So, the council could not approve based on insufficient information. You also had another agent speaking to the planning officer independent of us and we were not privy to emails, what was discussed, or what was agreed. The agent, David, abruptly asked us to withdraw the application when we were trying to resolve the issues raised by the planning officer. We do not outsource Architectural Services. In your case, we did everything, except for Coal mining assessment and Land surveying, which we do not do. We provided: 1. 2D Architectural design for the two luxury homes, both existing and proposed plans. Multiple revisions here at no extra cost. 2. 3D design for both proposed new homes. Also multiple revisions. 3. Design and access statement, 4. Planning statement 5. Site and location plans, 6. Community infrastructure Levi (CIL) 7. Dealing with requests from the planning officer. The good thing is we can re-apply within 12 months, at no extra cost, once the boundary lines and ownership of the access site is rectified. We will also, scale down the new homes as the planning officer stated that they were too big. Let me know and we'll submit again.

They were prompt to respond, are easy to work with, and generally nice people. We had a pretty clear idea of what we needed, which wasn't the typical extension. Indeed, another architectural service, which we were in touch with previously, failed to capture these ideas. Their drawings are simple to understand, and good enough to grant planning permission as in our case. Mason and Marlowe specializes in planning permission. We were able to secure planning for your extension and your approved drawings were granted by the council. A competent builder should be able to route your drainage, within the roof, to the rear of the extension or the side of the extension that's away from your neighbour.
