Super-satisfied with the work that Steve from DSN+BD Construction has done at my house! He was really responsive, and quickly got in touch with me to clarify the job and provide an approximate quote. Steve kept me in the loop about the timelines to set clear expectations.

Steve was such a nice guy! we reached to him for help on the design, build and consultation on our recording studio. Without him we wouldn’t have accomplished such an amazing job with the technical detailing of the floated floor and walls with an outstanding isolation, finish and also quality suppliers that he provided.

Steve was my main point of contact throughout our build and instrumental in making it a very enjoyable experience overall. He is extremely well organized, not missing detail on either the client side or build team. He has a massive knowledge base across all aspects of design and construction and an innate curiosity which makes him a pleasure to work with. He was very accommodating of our desire to use recycled & salvaged materials which often made installation tricky. I’ve had the pleasure of collaborating with Steve over the past six years on a variety of Music Studio and Postproduction fit-out projects. I am a small scale residential developer called London Living Spaces Ltd. I started out extending and converting a medium sized terraced house and eventually progressed to converting a 3 storey building into 3 flats. Steve has been helping me from the very beginning and has provided design consultancy and project management oversight for 6 different private residential extension / conversion developments over the past 12 years. The projects include 27 Fernlea Road, 42 Beasley Street, 58 Arthur Road, 68 Alston Rd, 76 Alston Rd and Lebanon Gardens - all based in south London.

Steve has helped me assess feasibility on these projects and navigate the acquisition of planning permission for each development. He has consulted on the technical detailing generally including the structural systems, water tightness and damp proofing, insulation, roofing system and internal and exterior finishes as well as integration of electrical and plumbing services. Steve helped me vet and select suitable contractors for the various elements of works and helped assess the value of works carried out at each stage so that payments could be made to contractors in line with work completed / materials purchased.

What I liked about Steve and how he works is that Steve is super process driven and made sure that all elements of the build were processed correctly whether this be design changes, statutory permissions or payments to contractors. This gave me great peace of mind that everything was under control and that I was progressing without putting myself and my projects at risk during execution or following completion.

Thinking of a loft conversion? Here’s what you need to check first.

✅ Head Height: Ideally 2.2m+ from floor to ridge. Less? You may need to raise the roof or lower ceilings—both pricey!
✅ Roof Type: Pre-1960s roofs are easier to convert. Post-1960s truss roofs need extra support.
✅ Floor Strength: Loft floors aren’t built for heavy loads—extra joists may be needed.
✅ Access & Stairs: A proper staircase is required, usually placed above the existing one to save space.
✅ Permissions & Regulations: Simple Velux conversions often fall under Permitted Development, while dormers/mansards may need planning approval.
✅ Obstacles: Chimneys, water tanks, and electrics may need relocating.
✅ Light & Ventilation: Windows should be 20% of the floor area to keep things bright and airy.
✅ Costs: Velux conversions are the most affordable. Dormers & mansards cost more due to structural changes.

All of the designers Steve utilises in his construction projects are highly qualified in their respective fields and can back this up with proof of qualifications and accreditations upon request.

DSN+BD provides a full scope of building contractor services required for domestic extension and conversion works as well as commercial construction and fit-out works.

The sub-contractors that Steve delegates the various building works packages to are highly qualified in their field and have the qualifications and accreditations to demonstrate their expertise. These are available upon request.

Steve employs the services of independent building control services to review construction works in progress and at the point of completion so as to guarantee construction works are to the highest standard and conform with the Building Regulations and British Standards.
