How can someone tell if their Garage is suitable for conversion?
Overall Structure
The garage should be structurally sound, with no major cracks, movement or signs of subsidence. Most attached garages are suitable, but detached garages can also be converted.
Ceiling Height
There must be adequate ceiling height to meet Building Regulations. Low ceilings may still be workable, but could increase costs.
Walls & Construction Type
Many garages have single-skin brick walls. These can usually be upgraded with insulation and internal framing, but this should be assessed during the initial survey.
Roof Condition
The roof should be in good condition and capable of being insulated. Any leaks or structural issues should be addressed before conversion works begin.
Damp & Ventilation
Garages often lack proper damp proofing and ventilation. A damp-proof course, insulation and ventilation will be required to meet regulations.
Utilities Access
Easy access to electrics, plumbing and heating makes a conversion simpler and more cost-effective.
Floor Level
Garage floors are often lower than the main house. This can usually be raised and insulated, but it is an important factor when estimating costs.
Natural Light & Fire Safety
The space must allow for suitable windows or doors to provide natural light, ventilation and safe means of escape if the room is used as habitable space.
Planning & Building Regulations
Many garage conversions fall under Permitted Development, but this must be confirmed. All conversions must comply with Building Regulations and be signed off by Building Control.

Initial Survey & Consultation
The garage is inspected to assess its structure, ceiling height, damp proofing and overall suitability. The intended use of the space is discussed, along with budget and timescales.
Design & Planning Approval
Layout drawings are prepared and it is confirmed whether the conversion falls under Permitted Development or requires Planning Permission. Building Regulations approval is arranged.
Preparation & Strip-Out
The garage is cleared and prepared for works. The garage door is removed and replaced with a properly insulated wall, window or door.
Structural Works
Any required structural alterations are carried out, including new walls, floor levelling, roof strengthening or installation of steel supports if needed.
First Fix Services
Electrical wiring, plumbing, heating and ventilation are installed in line with Building Regulations before walls and ceilings are closed.
Insulation & Plasterboarding
Walls, floors and ceilings are insulated to meet thermal and sound requirements, followed by plasterboarding and plastering.
Second Fix & Finishes
Flooring, skirting boards, doors, lighting, sockets, and any fitted furniture are installed. Decoration is completed.
Building Control Inspection
Final inspections are carried out by Building Control to ensure compliance and certification.
Completion & Handover
The area is cleaned and a final walkthrough is completed with the homeowner to confirm satisfaction.
