How can someone tell if their loft is suitable for conversion?

From a practical standpoint a good head height from top of the ceiling joist to the underside of the ridge board. 2.2m or more is generally a good starting point. Staircases are also a governing fact of building loft conversions. This is something that must be addressed via taking measurements on an initial site visit. Walls may need to move in order for the staircase to fit and comply with current building regulations. Even if you have plans drawn up showing a staircase we still prefer to check ourselves due to past experiences.

Run us through the different stages in the loft conversion process - what’s involved?

Design stage

What does the customer require the space for and how can we best achieve this? We gather this information and relay it to our architect who will then design the loft to the customers requirements within the parameters and regulations of building control.

Build stage

Once everything has been finalized the scaffold will go up and construction begins. In our extensive experiences with loft conversions and with every loft having its own quirks and challenges it is not uncommon to deviate slightly from the design. Rest assured you will be informed every step of the way and given options and our opinions on the best way to navigate around such problems. Remember our motto No Problems Only Solutions!

What do you love most about your job?

I enjoy the various challenges throughout the design and build that ultimately end up with a happy customer living in the loft conversion built the way they wanted it. In terms of building, I particularly enjoy the second fix aspects of carpentry

What inspired you to start your own business?

We wanted to provide a more personal approach to building. One which gets us away from subcontracting from main contractors who are often driven by speed and a quick turnaround of jobs to maximize profits. Our approach is one of efficiency high quality and the job will take as long as it needs to take to ensure these criteria are met.

Why should our clients choose you?

We are a small company dedicated to building one job at a time to the highest possible standard. We offer the complete package from design, build and certification from building control. During this process we will constantly give you feedback on progression and to provide suggestions as to how to make the most of your loft space. The point I am trying to get across is the team designing building your loft will be on site from start to finish, providing a single point of contact and cutting out the middle man.

We have been vetted by the Federation of Master Builders, and can also provide contact details of our previous customers and can arrange for a site visit to one of our completed loft conversions.

Converting your loft into liveable space is typically much more cost effective than building an extension, with prices starting from just £15,000 for a basic loft conversion. However, this depends on how complex the design is. A loft conversion can be as simple as a room in the roof, or it can involve adding dormer windows or even altering the roof. The more sophisticated the design is, the higher the cost will be.

According to research carried out by Nationwide Building Society, converting your loft can increase the value of your home by up to 20%. With the average price of a house in the UK currently standing at £235,000, a loft conversion could increase your home’s value by up to £47,000. Of course, this depends on the design of your loft conversion and the amount of extra space that you’re adding to your property.

Most loft conversions will take around 10 weeks to complete. However, this is dependent on the design of your loft conversion. How long it takes to convert your loft will depend on the type of loft conversion being done, the materials used, whether plumbing is required, the type of staircase being installed and how many windows are being added.
