We changed Managing Agents 4 times in 18 months. Our block of 24 units is not complex. Yet some of the "bigger" names took a long time to address fire assessment issues to be addressed, roofs issues basic cleaning and estate management. We realised that it does matter to have the agent being physically close to the building. Since we transferred the management to Andreas and his team the difference has been remarkable. We just, at last, finished our Right To Manage process and took over control of our block after almost 8 months! Fairly arduous process as the freeholder was being funny. We were lucky in 2 ways. First, we appointed the Wilson Hawkins team from the beginning to start this process for us and they recommended a very astute and well priced solicitor who put the freeholder in their place in more than one time. We found Wilson Hawkins from Bark 4 months ago. Andreas and the team so far have delivered what they promised at the beginning. We had a bad experience with one of the top brands in London. We were paying over the top and we could not get hold of anyone from the office. For a 45 unit block in prime London to fall in such disrepair is unacceptable. Been using WH Block Management for 3 years now. With the exception of a lift issue a year ago which i understand was due to lack of funds as some fellow leaseholders hadn't pay the service charge and there was no money in the bank the team has been really helpful. the building is always clean, concierge is regular and thank god they removed the temps which were horrible and creating issues. so far so good so let's hope prices don't go up! I am the Director of a small block of 34 units in Angel. We had an issue with the Managing Agents and we had to replace them fairly quickly. I found some Block Management companies on Bark and after talking to them I decided to go with Wilson Hawkins. What do you love most about your job?
When we get neglected blocks and in less than 6 months we turn them around and get the thank you emails from leaseholders. It is that genuine customer satisfaction that makes us go the extra mile.
For example i will never forget a very long thank you email from a leaseholder from a 65 unit in ealing where she said after we took over the block from another agent that for the first time since her 2 sons were born they were able to play in the garden. Nothing has made me happier than knowing our work is impacting people's live in such a positive manner.
What inspired you to start your own business?
The intense desire to change and improve things. We believe block management is ripe for disruption which starts from an amazing customer service focusing on:

And continuing to a structured and methodical process to deliver the above with the help of technology.

With an average block tenure of almost 15 years we have already demonstrated that we are here for the long term.
Our team is senior and directors and leaseholders get the attention they need from people who have the experience to solve their matters.
We have a mathematical and methodical approach in onboarding new blocks (eg. Setting up a 5-year capex plan, planned maintenance, contractor control and sign off processes) which helps the Directors know from day 1 that we are in charge.
We love to have frequent communication with all Directors and we do prefer in-person meetings either at our headquarters (33-35 High Street, HA1 3HT) or in our central london office (60 Grays Inn Road, WC1X 8LU) or south london (76 High Street, SE25 6EB).

With 3 offices in London (Harrow on the Hill, Holborn and Norwood) we cover most of London in person. However since a big part of communication has moved online we allow for a number of AGMs or Director Meetings to happen via video calls.
