Electrical Inspection & Testing
The purpose of periodic inspection and testing is to provide an engineering view on whether or not your property is in a satisfactory condition where it can continue to be used safely.
Installation Condition Reports (EICR) are provided as an official document given after an assessment of your property. All fixed wire testing carried out by Total Fire & Electrical Solutions Ltd is conducted by qualified professionals in accordance with the current edition of the Wiring Regulations (BS7671) Guidance Note 3. We test for a range of issues including overloaded circuits, fire hazards, shock risks and lack of earthing/bonding, as well as identifying defective electrical work which could lead to future problems.
An electrical installation condition report should be carried out regularly and the time between inspections is dependant on the environment, type of building and use.
The EICR will notify you about the status of your property and will be either Satisfactory or Unsatisfactory. All defects will be noted in the report
Portable Appliance Testing
Portable Appliance Test - An electrical appliance safety test ensuring the appliance complies with The Electricity at Work Act 1989. The test is carried out as per the IET’s ‘Code of Practice for in-service inspection and testing of electrical equipment’ and includes a full report and all labels
Employers, institutions and landlords have a statutory responsibility to ensure that all portable appliances on their premises are safe for use. Regular PAT testing plays an essential part in documenting this duty of care
Our PAT testing engineers are qualified to City & Guilds 2377 and on completion of testing a full report will be provided.
Emergency Lights
Under the Regulatory Reform (Fire Safety) Order 2005 it is a legal requirement that all emergency lights are maintained on a monthly & annual basis and appropriate service certification stating the satisfactory condition is left on site to ensure that in the event of a power failure the occupants of the building are able to evacuate it in a safe manor without injury to themselves or others.
Your emergency lighting must be in installed and maintained in accordance with the current Building Regulations and British Standards (BS 5266).
At Total Fire & Electrical Solutions Ltd. we are committed to ensuring that our clients have a full confidence in their emergency lighting installations.
We provide a professional periodic inspection service in line with the requirements of Emergency Lighting Regulations BS5266 and on completion will provide you with full certification.
Landlords Certificates
New Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested. The Regulations came into force on 1 June 2020

Fire Alarm Service
Fire alarm systems can complex and rely on a power supply to function correctly as such routine servicing will help maintain this life critical system and ensure that it will always operate when required to do so and to help prevent false alarms.
Under the Regulatory Reform (Fire Safety) Order 2005 it is a legal requirement that all fire alarms are maintained on a regular basis and an appropriate service certificate stating the condition of the alarm left on site.
BS 5839-1:2017 gives recommendations for the maintenance of fire alarms in all locations. All fire alarms should be serviced at least every six months (3 monthly if they use vented lead acid batteries) and details of each service need to be recorded in the onsite fire log book.
All service work must be carried out by a competent person who has undergone the appropriate training and passed the relevant exams.

Fire Extinguisher Supply & Service
Under the Regulatory Reform (Fire Safety) Order 2005 it is a legal requirement that all portable fire extinguishers are maintained on an annual basis and an appropriate service certificate stating the satisfactory condition left on site.
BS 5306 gives recommendations for the initial commissioning of portable fire extinguishers and schedules for the subsequent maintenance of extinguishers installed in all locations. All service and commission work must be carried out by a competent person who has undergone the appropriate training and passed the relevant exams (in the case of Total Fire & Electrical Solutions Ltd staff) all engineers are BAFE certified.
