We purchased an HMO 11 months ago, that Tarun was already servicing the property. We decided to continue contracting the management to Tarun, which was a huge mistake. A contract was not signed with Tarun

Quality of Service
The tenants said they had not seen anyone from the agency for the last 6 months, even though Tarurn said he was often at the property. I have listed several issues that have so far been raised to us by the new management company;
• There was a leak under the kitchen sink, which had caused water damage, this had been going on for a while
• The fridge had been broken for a while
• There was a large hole in the living room wall
• The extractor fan was broken, caused by excessive mold
• The garden is completely overgrown, and because of the rubbish that had been dumped, it was overrun with rats
I feel sickened that I own a property that other humans are renting in this condition. All these things could have been fixed, and the property was being managed correctly.

Excessive Fees
In addition to poor quality of service, we were charged a high 15% management fee, plus billed for the following;
• Finding fee for each tenant
• A tenant set up fee (I have still no idea what this is)
• An inventory fee
• A check-in fee for each tenant
• A checkout fee for each tenant
• A renewal fee for each tenant
• The time Tarun charged for his time for a late delivery that he had organized/scheduled
• There is still some ambiguity about one of the rooms rents
• But I think the final straw that broke the camel’s back was when Tarun withheld tenants' rent for a 3-month termination notice for breach of contract when we had not signed the contract. When we requested for our money back, he told us to take him to court. More...
