Type of Garage

Attached Garages (part of the house) are usually easier and more cost-effective to convert.

Detached Garages may require more work for heating, plumbing, and access, but are still possible.

Structural Condition

Structural engineer would have to confirm the stability and they may require some trial pits excavated to confirm the suitability of foundations.

Ceiling Height

Ideally, there should be at least 2.2–2.4m of headroom after flooring and insulation are added. If not, lowering the floor or raising the roof might be needed to accommodate insulation to comply with building control.

Access and Integration

Consider how the new room will connect to the rest of the house.

Will you need to knock through a wall or create a new entrance?

Insulation and Ventilation

Garages are not usually insulated, so proper floor, wall, and roof insulation will be required to meet Building Regulations.

2. Design & Planning

You’ll decide on windows, doors, insulation, electrics, and finishes.

If needed, applications are submitted for planning permission (often not required).

A Building Notice or Full Plans application is submitted to Building Control.

3. Preparation & Strip-Out
Remove garage doors, old flooring, partitions, and any outdated electrics or plumbing.

Temporary supports may be added if structural changes (like wall openings) are needed.

4. Structural Work
Garage door is replaced with a new wall, window, or entrance.

Insulation is added to walls, floors, and ceilings to meet regulations.

7. Second Fix & Finishing
Install light fittings, sockets, switches, radiators, and plumbing fixtures.

Final painting, decorating, and finishes.

8. Final Inspection & Sign-Off
Building Control officer inspects to confirm the work meets UK Building Regulations.

You’ll receive a completion certificate, which is important if you plan to sell the property.
