Before a hammer swings, we nail the details. We handle (or help you with) the structural calcs, architectural drawings, and Building Regs. If you need Planning Permission or a Party Wall Agreement, we guide you through it so there are no red tapes or headaches.
2. The "Steel & Skeleton" Phase
The most exciting part. We install heavy-duty steel beams to support the new floor and roof.
The Best Part: We usually access the loft through the roof, meaning we aren’t hauling steel beams through your hallway or over your carpets.
3. Making it Watertight (Dormers & Velux)
Once the structure is solid, we open up the roof. We install your Velux windows or build out your Dormer/Mansard extension. By the end of this stage, your new room is fully enclosed and weatherproof.
4. The "Internal Magic"
With the shell ready, we move inside. This includes:
The Staircase: We fit the new stairs to look like they’ve always been part of the house.
First Fix: Plumbing for that new ensuite and all your electrical points.
Insulation & Plaster: We turn the shell into a warm, quiet, liveable room.
5. The Grand Opening
