If the garage is a good size then this will play a factor as when you board it out with flooring and insulation, you lose space. The condition also plays a factor, if it is dilapidated then it will likely need to be demolished and rebuilt.

First you seek the relevant planning permissions, once this is done then a building regulations pack gets drawn up by myself. The building regulations pack allows you to obtain quotes from builders as they have a specification and dimensions to work to.

They would need a height from the joists to the ridge of a minimum distance of 2250mm

The loft conversion process starts with an applicaiton to planning. Depending on the size of the dormer you are looking to add, you can either use permitted development for smaller conversions (terraced houses and small bungalows) or for larger lofts you will need to submit a householder planning application, this also applies if you are in a conservation area. The creativity, I like hearing about current issues people have with their properties and thinking of solutions to get around this. If cost is an issue then I enjoy working with clients to get to an idea that is outside the box but gives them what they need from their project/home.
