I worked with Diven Vivek, Sasith Mahawaduge, and Isuri Maneka at RDK Civil Engineering as part of the architectural and structural drawings of my loft extension. All three were very professional and helpful throughout the project. First, the architectural drawing was quickly done within a tight deadline of 10 days for submission to the Merton Council. During this period we had back and forth conversations to refine the drawing. In addition the Heritage and Reasonable Exemption Statement were also prepared alongside the drawing. Once the documents were submitted, Merton council approved my submission in less than six weeks without any comments. During the six weeks, RDK also helped me with the structural drawings. Due to the retain of a working fireplace in my house, fireplace stack in the loft needs to be kept, and hence a more innovative solution was required to place steel beams in the loft to support the roof, to avoid the fireplace stack, and to maximise our space all at the same time. We normally cut the consultancy fee up to 30% by combining these services.
Typically, the clients pay for the architect twice and structural engineer again by following traditional Architect and Engineer route. We provide an all inclusive consultancy package and we take all necessary information from the site visit once in most cases, hence the savings.
Our package will includes;
outline drawings for planning permission.
Block plans and site plans for planning permission.
Detailed drawings including connection detail etc.. for strengthening planning application and construction purposes.
construction drawings.
building control package including structural calculations and building control details .
