Jury is out on Pheonix Property Services – don’t trust the majority of these 5 star reviews either. I never [ever] leave reviews for anything, but feel compelled to on this occasion. Mike Hope is a nice guy, and chatty, and did come across as decent and honest at first, but was also somewhat incommunicative or unavailable if there any issues throughout the roof re-built and following ‘completion’ of the project.
For a replacement roofing job that I was told would be ‘just over a week’, we engaged at the end of January and the guys were still finishing off in March. He wasn’t the cheapest quote by a long way, but I thought I’d rather pay for the ‘better quality’ of service I was promised initially, but of course I was a fool to believe everything I heard!
I had several issues during the roof rebuild including:
1) Several water leaks during construction for parts of the roof ‘which weren’t quite finished yet’ apparently;
2) Issues I keep picking them up on like not using sufficient fixings/screws etc on key structural framing parts around new Velux windows, or bracings being absent altogether;
3) The contractors not actually using the custom Velux membrane flashing kits designed for the rooflights for a slate roof (and that I paid for), with the guys ‘preferring to do the membranes their way’;
4) The guys not using lead to replace the flashings (as originally quoted) and instead either not replacing the lead at all, or using a thin flimsy stick-on ‘lead’ flashing product which certainly won’t last the 100 years which the original lead flashing has been on for;
5) Somehow ‘forgetting’ to put on the roof edge strip before completely fixing on all the new tiles, and then bodging the end/edge strip on at the end, and just using the same cheap thin stick-on flashing to try to make watertight and cover the gaps.
6) Using the easiest route up to the roof on a daily basis, which was actually my internal stairs and climbing through the rooflights they’d just installed, and hardly ever using the ladders they had on scaffolding outside. They had no protection placed down so I had constant dirty footprints throughout the house. I asked several times for them to use something, but in the end just did it myself and covered all hallways and landing with my own protective cardboard coverings!
7) And last but not least, only partly tidying up at the end and leaving a load of debris for me to pick up and dispose of myself.
All in all it was a very long and draining process, annoying on many occasions and a very stressful 6 weeks or so.
On ‘completion’ of the job it looked fab at least – until that is about 2 days later when a slate fell off and a new guttering connection came loose causing cascading waterfalls from the downpipe at height whenever it rains (and it still does!). So I did much closer inspection and compiled a snag-list and, as well as the items mentioned above, I found all manner of issues including several unfinished parts including a small gap in the slates around the chimney, flashing which hadn’t been replaced at all, gutters still full of broken slates, chinks of cement and bits of cut-off battens etc.
I asked Mike to come back and go through the snag list and finish off all the outstanding works, which is really only few hours work for them, and he agreed he would, initially at least. But guess what, yep, he never did come back. So since the beginning of March I’ve spent the last 3 month chasing him, but it seems now he’s had payment, all promises are off and I’m just yesterday’s news. So much for honesty, integrity, promises and customer care - yes once he’d had the final payment he never showed up and continues to ignore messages I send or leave by phone almost daily, apart from when he’s on holiday and tells me by email that his phone doesn’t work - classic.
Throughout the project I had to keep on top of them every step of the way, rather than relaxing and just letting them get on with it – just had no confidence in them really and I just hope there aren’t any other hidden or missed issues I didn’t see during construction which may come back to haunt me too…Everything is crossed here!
As I say he’s a nice guy, and talks the talk and is as nice a pie - to keep your payments coming - but the reality is I’m still waiting 3 months later for them to actually finish off the job. He was also going to help with building a shed, insulating and re-rendering the house and aspects of garden landscaping, but now - I don’t think so buddy - from what I’ve seen and experienced…
So I’ve written them off now and will have to get someone else in to complete the snag list – at more expense of course. More fool me I guess – but all needs saying and just a warning - you make your own decisions. More...

Mike attended very quickly to investigate the problem and appeared to be knowledgeable and thorough.
He was able to recommend appropriate action and worked speedily to resolve the issue.
He maintained regular contact during the process to advise on any issues which arose.
I believe that his work was competitively priced.
I will definitely use his services again should the need arise. More...

Mike and his team did a great job cladding the fascias and installing new guttering. They were quick, professional and any mess was cleared away.

I'm writing this review as I am very pleased with the out come
I had 3 different roofers come out and try resolve the issue and costing me a fortune and failed
Mike came out and quoted me a good price and within a few days came out and did what he said was the issue
Since then I haven't had any water coming through my roof
I would highly recommend Mike and his team to my friends and family
First class company and very polite and professional

He came out the same day and we agreed a price
With 2 days Scaffolding was put up and Michael and his guys came out and completed the works within 4days.
They did a lot of extras for me and completed the works to a very high standard

Since then Michael has come back to carry out some landscaping works with I was very happy with.
