Roofing Installation or Replacement

Nathan and his team carried out the replacement and repair of our leaking, aged roof valley.
The repair turned out to be a much bigger and longer job than originally thought. However, as per Nathan's quote, it was a fixed price so no additional costs were incurred for the bigger job!

The work carried out included:
Day 1 - Remove the old lead valley and prepare the valley boards -
• Remove tiles adjacent to the valley until the valley gap is 1 metre wide. We will also need to remove the ridges to access the saddle.
• Pry and cut battens ends halfway over the nearest rafter to the appropriate side of the original fixing, where necessary to achieve a width between battens of ( this depends on the previous installation and whether they put battens into the lead or not, or if the original valley was too small in width, then we would need to cut the battens back to allow for the appropriate width lead valley to be installed).
• Remove all original lead from the valley area and assess condition of original lead valley support boards.
• If original support boards are not satisfactory and do not meet the standards set out in 7.2.21 NHBC Standards of Valleys and Hidden gutters, then we remove and install new support boards between the rafters composed of 75mm wood screws, 2"x1" CLS timber framing & 24mm CE2+ Structral external ply. This is to form a flush flat section for the valley to rest on.
• Install an up stand 150mm parallel to the centre line of the entire valley composed of 47mm x 50mm arris rail fixed down with stainless steel nails.
• Install a 650mm wide strip of building paper over the Valley, dressed into the centre and and over the upstands and under the surrounding membrane.

Day 2: Install lead and weathering details

• Cut 600mm wide code 5 Lead sheet into 4x 1.5m lengths, cure with patination oil, and install 20mm welts on either side of the lengths.
• Fix lengths of code 5 Lead to the valley starting at the bottom and fixing using 2 rows of 30mm copper clout nails 1 inch and 2 inches from the top of the length. We will overlap the lengths by 200mm. These will the. Be neatly bosses into the centre of the valley and over the upstands.
•Install a code 4 lead saddle bossed over the ridge with a welt detail, to cover the area where the top of the front and back valley meet.
• The surrounding felt will then be dressed on to the lead to meet with the outer edge of the upstands. Any holes present in the tape from removing battens will be covered with Tyvek acrylic felt tape.
• The surrounding battens will then be measured and cut to span from existing batten ends to 10mm short of the welt detail in the lead valley.

Day 3: Install mortar bedded tiles and ridges

• Lay 37.5mm strips of cement fibre board 75mm parallel to the centre of the valley on both sides. This will be adhered to the lead with lead sealant which will allow for the cement fibre board to stay in situe with the mortar and tiles whilst the lead expands and contracts.
• Cut and install new smooth grey Marley modern concrete interlocking tiles 75mm parallel to either side of the centre of the valley, bedded with a 3:1 sand: cement traditional mortar fillets of approx 37.5mm width and mechanical fixings. Under sides of tiles will be primed with SBR prior to bedding to ensure adhesion.
• Ridges to be primed with SBR and re bedded with 3:1 sand: cement mortar.
• Lead Valley and roof and gutters in the surrounding areas to be cleaned of any debris .
- Complete gully replacement and retiling the first 6 courses of tiles surrounding the gully.
- Replaced the soakers and installed over tile flashings between the gully and the chimney.
- Fixed a leaking gutter box.
- Replaced approximately 50 tiles
- Cleaned reachable areas
- Re-rendered fire wall, then applied a waterproof coating of Acrypol.

In addition to the above work, I asked Nathan to check our Ridge tiles whilst he was on our roof. Good job I did because the below was required and carried out, obviously at an additional cost;-

• Removal of current ridge tiles, to then be cleaned of any moss and old mortar.
• Preparing of the top section of tiles where ridges will be re bedded, by removing
and old mortar, debris and dust.
• Application a slurry of SBR & cement to the tiles and underside of ridges prior to
bedding. This helps to form a solid adhesion between the mortar and tiles / ridge tiles.
• Re bedding of approx 30 ridge tiles using a 3:1 sand/cement mortar died black
to achieve a dark grey finish, to tie in with roof tiles.
• Allow for 8 breakages of ridge tiles, to be replaced with Tudor brown
concrete angle ridges. Breakages can occur when trying to remove the old
mortar from the underside of the ridge tiles, the new tiles will be laid at the rear
end of the main ridge of the property.

I now hopefully have a watertight and safe roof, with a 15 year workmanship warranty, for a very reasonable price.

Nathan and his Team came and did some remedial work to our aging roof, which included:
- Complete gully replacement and retiling the first 6 courses of tiles surrounding the gully.
- Replaced the soakers and installed over tile flashings between the gully and the chimney.
- Fixed a leaking gutter box.
- Replaced approximately 50 tiles
- Cleaned reachable areas
- Re-rendered fire wall, then applied a waterproof coating of Acrypol.
The standard of work was excellent, the communication was brilliant and the team were all polite and hardworking. Would 100% recommend :)
