How can someone tell if their loft is suitable for conversion?
To determine if your loft is suitable for conversion, there are a few key factors to consider:
1. Floor Construction – Typically, the floor is made from 200mm timber and steel beams with an 18mm chipboard. The structure needs to be strong enough to support the additional weight of the conversion.
2. Roof Structure – For a flat roof, it’s generally made of 150mm steel and timber, 100mm firing piece, 18mm plywood, and a 50mm up-stand. Recent regulations also require a 30mm insulation layer underneath the timbers, finished with a 12mm plasterboard.
3. Head Height – If you’re aiming for a minimum of 2 meters of head height in the finished space, the minimum height you’d need is around 2.578 meters.
If your loft falls just short by 150mm or so, don’t worry—you may still be able to make it work with the help of an experienced builder who can optimise the space ?.

1. Scaffolding – The first step to ensure safe access to the roof for the team.
2. Floor Steels and Joists – Structural work to support the new space.
3. Loft Dormer Construction – Building the dormer, which creates extra headroom and space.
4. Flat Roof and Fibreglass – Installing the roof structure and weatherproofing with durable fibreglass.
5. Staircase Installation – Creating access to your new loft space.
6. Roofing – Finalizing the roof structure and ensuring it’s weatherproof.
7. Window Fitting – Installing windows to bring in light and enhance the space.
8. Scaffolding Down – Removing scaffolding once the main structure is secure.
9. Electrical, Carpentry, and Plumbing First Fix – Running the electrical wiring, plumbing, and initial carpentry work.
10. Plasterboard – Installing plasterboard to create smooth walls and ceilings.
11. Plastering – Final finish for the walls and ceiling.
12. Electrical, Carpentry, and Plumbing Second Fix – Completing electrical installations, final carpentry, and plumbing fittings.
13. Painting and Cleaning – Giving the space its final coat of paint and ensuring the area is tidy and ready for use.
