Absolute mess of a letting agency. Landlords are stingy and dont do work in a timely manner. Was overly charged per month for rent which was in my part my fault but took advantage of two young people in the way they handled the tenancy. Absolutely appalling service. Took over a week for a new boiler so had no heating or water for a week. Over 4 months to sort the toilet out. Screwed up the toilet handle. Issues with dampness which didnt get fully rectified to the date. Wouldn't trust or recommend these to anyone. Please go for different landlords if you're looking at there properties. More...

Rent with Caution - slow to respond and dishonest Letting Agency I rented a property through Let Direct NE for a year and encountered numerous issues that made the experience frustrating. Slow to Address Serious Problems: Throughout our tenancy, we faced two major issues: (1) Humidity & Mould: The property suffered from mould due to poor bathroom ventilation (no windows and a single, small, poorly-functional extractor fan). Despite repeatedly reporting this issue, it took over two months and numerous phone calls and emails—plus the threat of involving the council—before any action was taken. Ultimately, we had to purchase an electric dehumidifier and run it daily at our own expense because the agency’s only “solution” was to suggest opening windows even in winter, despite being on the ground floor of a busy estate, reduce showering times (we only showered once daily <10 mins each), and to avoid drying clothes inside (when the property had no dryer). (2) Broken Washing Machine: The washing machine was unusable for over two months, forcing us to use a laundromat weekly. Again, we had to relentlessly chase the agency before they finally addressed the problem. Unfair Deposit Claims: The property was by no means spotless when we moved in. Examples of things we found (but naively did not document) were mould in the bottom tray of a freezer, mould in the rubber seal of our washing machine, and general dust throughout. We were happy to clean this ourselves as felt it was manageable. Nevertheless, when moving out, we hired a cleaner to ensure the property was cleaned to a standard (see first two photos). During the check-out inspection, both the landlord and letting agent complimented the state of the property, saying they "had never seen such a clean property post-move-out and wished all tenants were like [us]". Despite this, they notified us of a charge for additional cleaning. The evidence they submitted (remaining close-up photos) was unreasonable, some taken with such close-up macro view that you wonder what lengths they go to claim tenants' deposit: (1) Spider webs: Spiders were present in the property before we moved in and often weaved large webs even after a day. Luckily, I had a photo from the move-in date showing a spider and web near the meter so we could dispute this. (2) Dust and fibers on skirting: Our property was carpeted and we all know how dust can settle even after cleaning. (3) Oven cleanliness: The oven had burnt residue inside and oil stains when we moved in. We cleaned it extensively to its state when we moved in, and when asked for detailed photos to show what they were trying to claim for, they didn't. We disputed the charges through the deposit protection agency and successfully reclaimed nearly all of our deposit, except for £20, which the adjudicator awarded for the dust on skirting, based on OUR OWN photos that we submitted. The letting agent themselves did not submit any evidence during the dispute process, showing that they simply take their chances and exploit tenants who don’t challenge them. Summary Let Direct NE may seem responsive when persuading you to rent, but once you’ve signed the lease, their service deteriorates. They consistently fail to meet their own deadlines for resolving issues and appear to make unjustified claims on deposits as a matter of routine. If you rent through them, be prepared to document everything meticulously during check in and check out and be ready to fight to protect your deposit. Avoid if you can. More...

I found my property on Rightmove, but it was managed by Let Direct. I enquired about the property and queried to view it. I was able to view online virtually but also in person . The staff were extremely helpful to arrange, and communication was consistent via email and phone. I dealt with Connor and mainly Julie via phone and spoke with Jasmine on email. Viewing was arranged with a time and clear instructions. I attended the property and then made contact the following work day to enquire of an application. Again, very straightforward process and paid a holding fee. I was advised by Julie on the step by step process, provided with all the correct information and kept upto date with delays (due to landlord being on holiday). I was told the news i had been accepted and from there confirmation of tenancy, remaining fee to pay etc. I collected the keys and moved into the property 13/2/23. Staff are just as friendly in person as on the phone/email. Thank you for everything, moving is stressful but you made the first part so not stressful.
