Whether your loft space is suitable for conversion depends on a variety of factors, but perhaps the most crucial is the ridge height of the current roof.

The legal requirement for converted lofts is that there should be 2.1m floor-to-ceiling height, and typically, this is possible if the existing loft space has a height of at least 2.3m to allow for sufficient insulation and structural strengthening of the loft floor.

If you have this, then there is a good chance that you will be able to convert your loft, however, the amount of space you will be able to gain depends on any planning constraints there are for your property. Most loft conversions can be completed under Permitted Development, which allows for a volume increase via extensions of 40m3 for terraced homes, and up to 50m3 for all other property types.

01/ Initial Consultation:

• Depending on the project scope, our process may be a little different. However, all of our projects begin with an initial consultation and measured survey, whereby we will discuss your project requirements and feasibility. Having worked in the industry with a combined experience of 10 years working on London residential projects, we have a unique understanding of planning policy and can guide you in the right direction right from the outset.

02/ Design Stage:

• Following the initial consultation and measured survey, we will prepare the existing drawings and get to work on several initial proposals, exploring different spatial layouts and massing. Through a series of meetings, either online or in-person, we then look to refine the proposal over the coming weeks ready for submission to your local council.

03/ Submission Stage:

• Once you have signed off on the final design, we will act as your agent and submit your planning application on your behalf. The council typically takes between 8-12 weeks to come back with the final result, a period during which we will do our most important work liaising with the council to ensure we are on-track for a positive outcome. Whilst, unfortunately, it is not obligated that the council discusses the application with us, we will do our best to make contact to ensure a smooth process and subsequent approval.

04/ Technical Design and Tender:

• After planning has been approved, or in some cases whilst you wait, we will commence with structural calculations and building regulations drawings. Following this, we will complete the tender specifications stage, essentially an all-inclusive manual for contractors, helping them to price and execute your project to the highest standard.

05/ Construction:

• And just like that... you're ready to go! Choose from one of our recommended contractors or your own, and the journey begins to the realisation of your new home.
