Mortgage Advice
Bobby is really friendly and makes you feel like everything’s going to be okay, I’m a first time buyer and Bobby has made me feel soo much better about getting a mortgage than I did with anyone else as I don’t feel stressed about taking that step forward anymore
What do you love most about your job?
There is nothing I love more than helping people achieve their dreams of home ownership by guiding them through the whole home buying process and assisting them in obtaining the most suitable mortgage deal to their circumstances.
I also love moments when I have helped restructure client's current mortgage products to either take years off their current mortgage and save them thousands of pounds in interest payments or by reducing their monthly outgoings enough to allow them to take financial pressures off and allow them to live a better quality of life.
What inspired you to start your own business?
My Dad, who was a financial adviser for over 30 years
Following the passing of my mother, my dad reached out to me to assist him with his work while we were both going through a really difficult time and I was also wanting a change of career at the time.
I ended up really becoming engrossed with the industry and paid myself through the necessary exams to be able to personally provide advice to people who required it.
Why should our clients choose you?
We are independent advisers meaning we will work for you and research the full mortgage market to ensure you get the best deal to suit your individual circumstances, not the best deal for any bank.
We conduct ourselves with honesty and integrity throughout the whole process and won't just leave you with a mortgage that you still don't understand even once everything has completed.
We will always be available to answer any questions that you may have (there are no silly questions). We will also provide advice on a suitable, bespoke, protection solution to ensure that you or your family are covered financially for unfortunate events such as; suffering an untimely death, illness and long term injury.
We will also keep in touch over the years and ensure that your mortgage/insurance products remain the best option for you.
Can you provide your services online or remotely? If so, please add details.
Yes, all of our services can be completed over the phone and through electronic communication at this time whilst I am still working from home.
However, once restrictions are lifted I would be happy to meet clients at their homes or within our Glasgow based office at a time that best suits them.
What changes have you made to keep your customers safe from Covid-19?
We can conduct and complete all the necessary interviews, disclosures and applications via phone call, email, text and any other means available to ensure that our clients remain safe during the pandemic.
First Time Buyers
Being a first time buyer may feel daunting at first, there are a thousand questions swirling in your head:
How much can I borrow?
How much deposit will I need?
What will my monthly repayment cost be?
What are the extra costs involved?
In addition to this, you may not even be sure if you are ready to buy.
That’s where we come in. Whether you are looking to buy several months from now or are looking to make an offer today, to us it does not matter. From the very start, right up until you have the keys, we will be on hand to help.
We will work in partnership with you to understand your situation in detail, whilst helping you navigate your way through any initial thoughts or worries. Guiding you through each step of the process, we will ensure that you are entirely satisfied at every point to proceed.
Further, we can also discuss any protection needs you may have, from protecting your income through to life insurance covering your outstanding mortgage.
Remortgage Advice
Typically, when you take out a mortgage you will need to remortgage several times until the end of the term. There are several reasons why you may need to do this and here at CPW we will guide you towards the right option to meet your needs.
When you remortgage, you can use equity in your property to borrow additional funds. Whether you are looking at building an extension or fitting a new kitchen or bathroom, home improvements are one of the main reasons to borrow additional money.
For some, they wish to consolidate their debts. This means that instead of having monthly payments for credit cards, loans and your mortgage, consolidating typically clears credit cards and loans and can result in lower overall monthly payments. One of the ways we can support you is by looking at your finances together to ensure this is the best option for you.
During the remortgage process, we may discover that switching to a new rate with a different lender may be your best option. This can provide you with a chance to evaluate your mortgage term and if it is of benefit to you, we can put these arrangements in place. If you are tied in to your current deal and you have exit fees attached to your existing mortgage, we will ensure your new mortgage is ready go once your current deal expires. Once we have secured your new mortgage, we will contact you at least three months before your new deal expires to ensure you are on the best rate available.
Buy-To-Let Mortgage Advice
Whether you are looking to purchase your first Buy to Let property or an experienced landlord, we are here to help.
Unlike with a typical residential property, Buy to Lets are assessed on the rental income. Not only are they assessed differently that way, there is other eligibility criteria to think about as well.
These can include, but are not limited to:
An applicants age (some lenders will not lend to someone under 25)
The property type (some former local authority owned properties can be unacceptable)
Deposit (typically needs to be 25%)
Whether you are already a home owner
If this is your first investment property, you’re an experienced landlord, or even, if you want to discuss the Buy to Let market, come and talk to us today and we will be happy to help.
