We used Smiley Building Services to undertake extensive works to the
ground floor of our property which included the following:
(1) A new side return extension; (2)New hardwood flooring installed through out the ground floor of our property;
(3) A new kitchen with island, boiler and radiators throughout the
entire house; and (4) New paving and retaining wall built in our rear garden.All of the works undertaken were of the highest quality (particular attention to detail) and the new brickwork comprising London stock matched the existing brickwork in terms of finish and colour which I
specifically requested. The kitchen is fabulous and everyone that visits
us is impressed with the works and the layout. Given the extensive
nature of the works, we relied heavily on the advice and supervision of the project manager Baz/Smiley who was not only professional, friendly but also helpful. Most importantly for my wife and I was that he was contactable to discuss matters as and when they arose. period of about 5 months.It was a big project involving a lot of
structural work and this was completed professionally, diligently and
seamlessly. On all levels of the project, the team were

I have just completed an extension (and general internal refurbishment
project with Smiley Building Services and the end result is so much
better than I ever hoped it would be.
At the start of the project I was apprehensive – I wasn’t sure how I
would juggle work and the demands of a big house project and friends and
family were warning me of the chaos and delays and rows with trades that
I should certainly expect. It was indeed a messy and busy few months
however the building team were all so great – always punctual and tidy
(I never had to move out of the flat!) .

stages of our 3m kitchen diner extension. This involved knocking through
an existing kitchen diner and adding a 3m extension to the rear. Baz was

Single rear kitchen extension
I would recommend Baz and his team 100% and hope to use them again. They
were professional, reliable, hard-working, worked fast, trustworthy,
very approachable and friendly - a pleasure to have around. There was
superb communication (every step, decision, change was communicated and
explained) throughout and Baz is very approachable and very easy to talk
to. You can always get hold of Baz direct; he would answer straight
away; spent time explaining the process, advised us, got quotes for us
and even came shopping with us a few times! Baz had all the time in the
world for us and our project. No request was too trivial or small for
him. Baz and his team have gone above and beyond what we had expected of
builders. Nothing was a problem - changes or extra things on top Baz
happily did it. We had a leak that had nothing to do with the extension,
Baz sorted it out at no extra cost. The price was fixed and transparent
and we were pleasantly surprised that he didn't charge us for the extra
materials (eg more coving, more skirting etc) we added after. Our
extension was completed within budget and on time and Baz was very keen
to sort out any snags (very minor) after and did so straight away with
no fuss. We're extremely delighted with our extension and the way the
project was managed. It was stress free and done to a standard high.

Structural work and house gutting
I hired Smiley Building Services for the renovation of my 3 bedroom
Victorian house in South London and I am thrilled with the work they
have done. The project was large and included structural work, the
installation of a brand new kitchen and two bathrooms as well as
electrical work, plumbing, some carpentry work, plastering plus general
decoration. I searched for a while before I found the right team but I
really liked Smiley's 'can-do' attitude and reasonable quote. He and his
team worked very hard to get the job done in 4 months and battled some
horrible weather conditions. Smiley was always easy to get hold off and
although there were a few communication problems to start with these
were easily ironed out. I would definitely recommend Smiley Building
Services and will certainly be using him for all of my future projects.

Build single storey extension - full drawings supplied
I interviewed many builders for this job, both from Mybuilder and other
sources. Baz was the first one who actually listened to what I said,
looked at the working drawings I provided and instantly asked
intelligent and relevant questions about why certain things were on the
plans, and about how I actually wanted things to be. Fundamentally, he
was the first builder I talked to who I absolutely and instantly
trusted. He gave me a very detailed and fair quote for the job, and was
happy to take the time to sit with me and work through it line by line
answering any questions I had. The timescale he gave me was quick, and
he explained in detail any things that might cause things to run on
beyond what he had suggested - in fact, none of those issues arose, and
the work was completed exactly to schedule, despite me adding in a few
other bits of work that I also wanted to do. Baz and his team were a joy
to have around. They were clean, tidy and respectful at every turn, and
took time to answer my questions and seek my feedback on anything they
were unsure about. I've employed many builders and tradesmen before.
I've NEVER worked with someone as good as Baz before. Absolutely 100%
trustworthy, 100% conscientious and 100% perfect. It was a pleasure to
have him working on our flat, and I'll miss having him around. If you

One story kitchen extension
Working with Baz has been a very positive experience and we are
delighted with the results he has delivered. Baz delivered a quote very
quickly, assisted us in getting references, and showed us a similar job
he had worked on. Baz gave us a six month lead time, but in the end was
able to start early because a previous job was delayed due to planning.
Baz was helpful in agreeing the final terms of the contract, which was
based on a fixed price and the team started on the day agreed. Mike, the
foreman, was courteous and considerate and the team worked fast. They
liaised with building control throughout as necessary. Once the rear
wall came down we moved out, but they still kept dust to a minimum and
sealed off the upstairs which was very effective. We had a very limited
time when we had somewhere else to live to finishing on time was very
important. Baz delivered the project absolutely on time and the snagging
issues were only minor. The project came in bang on budget, in spite of
a more expensive door configuration than we originally planned, and Baz
was very transparent on pricing for materials. Baz was a very good
communicator throughout the project, keeping us updated in timings, and
explaining each stage of the job. It was always easy to get hold of him
when we needed to speak. I would not hesitate to recommend Baz. On time,
on budget, a good communicator, and a very good build. What else could

Single storey extension London SE8
Baz and his builders (Mike and a couple of others I didn't catch the
names of) were really great, every single one of them. Always very
polite and they finished the job to a top standard. I changed my mind
about the colour of the facia on the extension and this was changed
without any complaint - I also had to live in the property during the
works and they always knocked before entering in the morning, which was
much appreciated. They finished the job to a very high standard, and
answered all my questions patiently and thoroughly. Prices were fair and
you get a really high quality finish as well. Job completed two weeks
ahead of schedule, allowing me to progress with the remaining works in
the kitchen earlier than expected. I had built in a buffer for delays,
but to my surprise this didn't need to be utilised with Baz and team -
in fact they had to wait for the french doors that I supplied, and this
was incorporated and worked around without complaint. While on site they
also cleaned up after themselves every day and even swept my hallway for
any soil and dust! Top notch team, who have my full recommendation. I
wouldn't hesitate to use again and will forward the company name to any

Mid-Terrace side return and single story rear extension
I would highly recommend Smiley Builders. Baz and his team worked also
in a professional manner and completed our extension not only within
budget but also a week early. Baz's communication was superb giving me
regular updates of the progress and nothing was ever an issue. After the
extension was complete any snagging was dealt with straight away without

Semi detached house /Side Rear Extension / se7 / Carshalton
We employed Smiley Building Services to carry out a complete
refurbishment of a 2 bedroom house . The Estimated time for the job was 8
weeks and the job was completed on time and on budget. We then used
Smiley at another address on a larger project, which was a ground floor
extension to the rear, a 1st floor extension to provide an en-suite and
a loft extension, plus complete refurbishment. The job was on budget but
did over run the estimated time, due mainly to adverse weather
conditions (prolonged winter and a very wet spring), which was obviously
out of Smiley's control. If in the future we needed to employ a builder,
we would use Smiley Building Services again and would recommend them to

great design solutions I would not have thought of (e.g. placing the
boiler above the bathroom door instead of the kitchen to save space).

3/4 bedroom terraced house extensive renovation
I cannot recommend Baz highly enough! If you want a highly skilled and honest builder with great ideas and an eye for detail, you will find him in Baz. He will be behind the success of your project. Someone who is a great listener
but someone who will tell you if your idea is not a good one because he has so much project experience! I know he is exceptionally good at his job and a cut above many others as he was one of 8 builders. I had quotes for mine, some even sent by insurers, some from friend recommendations. Baz was far better than them all. You will not regret trusting him with your project. He is incredibly experienced, skilled and knowledgeable and amazingly honest!
