PDL Ltd Roofing & Property Maintenance was the first company to respond to me immediately regarding an overflowing gutter which they fixed and advised me regarding the state of the roof felt on my roof as my house being built in the 1980s.
They went into the loft and showed me photos of the deterioration state and advised it should be replaced sometime in the future with no pressure to use them. I asked for a quote and they responded within a day with a fair price for the work. A date was set very quickly and they completed the work to replace the felt also kept me informed of any minor issues they observed which was fixed.
I have no hesitation whatsoever in recommending this company as Rob and Joe was very hard working and pleasant and kept me UpToDate on the work. They completed the work in 4 days (being lucky with the weather!) and left the garden tidy and even hosed my patio down. They even returned to replace 2 tiles on the front of the house tiles which the scaffolders broke when taking the scaffolding down and promised to replace them but never did!. It was a pleasure to have both Rob and Joe repairing the roof. Not often nowadays one gets a company who is completely reliable and have a good work ethic! Although they are a smaller company I would recommend them more than many other roofing companies.

How can someone tell if their Garage is suitable for conversion?
1. Construction and Structure
• Foundation depth – Many garages have shallower foundations than houses. A structural engineer can check if they’re sufficient.
• Walls – Single-skin brick or block walls are common in garages and usually need insulation and sometimes upgrading to meet building regulations.
• Roof – Flat or lightweight roofs may need strengthening or insulating.
⸻
2. Access and Layout
• Separate access – Will the room be accessed from inside the house, or only via the garage door?
• Ceiling height – Habitable rooms generally need around 2.2–2.4m headroom after insulation is added.
• Natural light and ventilation – You’ll need windows (or rooflights) for compliance with building regulations.
⸻
3. Utilities
• Heating – Can your central heating system be extended, or will you need electric heating?
• Electrics – Garages usually have limited wiring; you may need a full rewire.
• Plumbing – If you want a bathroom or utility, check how easy it is to connect to existing water and drainage.
⸻
4. Planning Permission and Building Regs
• Planning permission – Many garage conversions fall under permitted development if they don’t change the external look too much, but check with your local council (especially if in a conservation area or new-build estate with restrictions).
• Building regulations – You’ll need approval to ensure insulation, fire safety, ventilation, electrics, and structure all meet standards.
⸻
5. Parking Requirements
• Some councils require that you retain a certain number of off-street parking spaces. If converting your garage removes the only one, permission may be refused.
⸻
Quick Self-Check
Your garage may be suitable if:
• It’s structurally sound with no major cracks or damp.
• There’s enough height after insulation.
• You can provide heating, insulation, light, and ventilation.
• You can still meet parking requirements.
Run us through the different stages of the Garage conversion process - what's involved?
1. Initial Checks and Planning
• Assess the garage structure (walls, roof, foundations, damp issues).
• Decide on the room’s purpose (bedroom, office, playroom, etc.).
• Check planning permission requirements (many fall under permitted development).
• Apply for building regulations approval – this is always required.
⸻
2. Design and Preparation
• Draw up plans (by an architect or designer if structural changes are big).
• Arrange surveys if needed (structural engineer for walls/foundations).
• Notify building control (they’ll inspect at various stages).
• Remove garage contents and prepare the space.
⸻
3. Structural Alterations
• Replace or infill the garage door with a wall and window.
• Upgrade or build new foundations under the infill if needed.
• Add new side windows or doors if required.
• Strengthen or insulate the roof if it’s not up to habitable standards.
⸻
4. Floors and Walls
• Install a damp-proof membrane (DPM) if one isn’t already in place.
• Insulate and raise the floor to match the rest of the house.
• Upgrade external walls (insulation on the inside or build a stud wall).
• Add internal stud walls if dividing the space into rooms.
⸻
5. Services (First Fix)
• Extend or install electrics (sockets, lighting, internet points).
• Extend plumbing/heating (radiators, underfloor heating, hot and cold feeds if needed).
• Install ventilation/extractor fans if a bathroom or utility room is included.
⸻
6. Insulation and Plastering
• Insulate walls, floor, and ceiling to meet building regs.
• Fit plasterboard over stud walls/insulation.
• Plaster skim the walls and ceiling.
⸻
7. Second Fix and Finishes
• Fit electrics (sockets, switches, light fittings).
• Fit plumbing (radiators, bathroom/utility fixtures if applicable).
• Install doors, skirting boards, and flooring.
• Paint, decorate, and furnish.
⸻
8. Final Sign-Off
• Building control carry out their final inspection.
• You receive a Completion Certificate – important for selling your home in the future.
