Patrick did an excellent job on my roof dormer about a year ago, and I’m still very happy with the results. From start to finish, he was professional, reliable, and clearly skilled in his craft. The work was done on schedule, and he kept the site clean and organized throughout the process.

Even after a full year, everything has held up perfectly—no leaks, no issues, and the dormer looks great. It’s clear that Patrick takes pride in doing things right the first time. Thad a massive leak in my roof that I had several roofing companies come out and try to repair over several months. Every previous roofing company told me it was repaired but it was never completed correctly.

I had the pleasure of hiring Patrick to repair my roof, and I couldn’t be more impressed with his work. From start to finish, he was professional, punctual, and extremely knowledgeable. He took the time to explain what needed to be done and didn’t cut any corners. It was clear right away that he takes a lot of pride in his craft.

Q&As

✅ 1. Head Height
• Minimum usable head height: Ideally 2.2 meters (7 feet 2 inches) from the floor to the highest point of the ceiling (usually the ridge).
• Measure from the existing joists (floor level) to the ridge beam.
• If it’s under 2.2m, you might still convert it, but it’ll likely require structural changes like:
• Raising the roof
• Lowering the ceiling below



✅ 2. Roof Structure
• Traditional framed roofs (pre-1960s) are usually better suited — they use rafters and joists, leaving more open space.
• Trussed roofs (post-1960s) have W-shaped supports and can be harder (but not impossible) to convert, needing extra structural work.



✅ 3. Floor Joists
• The existing joists might not be strong enough to support a habitable room.
• A structural engineer or builder will need to assess and possibly reinforce or replace them.



✅ 4. Access and Stairs
• There needs to be enough space to install a permanent staircase (not a ladder).
• Building regs require safe access, and stairs take up room, often from an existing room or landing.

1. Feasibility Check & Initial Survey
• Measure head height (minimum ~2.2m required).
• Assess roof structure (traditional rafter vs. trussed).

• Velux/rooflight
• Dormer

3. Planning Permission & Building Regulations
• Permitted Development may apply (no full planning needed), but:

• Submit building regulation drawings for approval (structural safety, fire, insulation, etc.).
• Party Wall Agreement may be needed if working on/near a shared wall.



4. Structural Calculations & Engineering
• Structural engineer calculates load-bearing requirements.
• Design support beams (RSJs), floor reinforcements, etc.
• Schedule materials and trades.



5. Preparation & Strip Out
• Clear loft space and reinforce scaffolding.
• Remove or reroute old water tanks, wiring, and insulation.
• Delivery of key materials (steel beams, timber, etc.).



6. Floor Strengthening
• Strengthen or replace joists to handle the extra load.
• Install steels or supports across load-bearing walls.



7. Roof Modifications
• Create dormers or fit Velux windows.
• Rebuild or alter roof as per design (if hip-to-gable or mansard).
• Ensure the structure is watertight quickly.



8. External Works
• Install new roofing, cladding, fascia, soffits, and flashing.
• Fit windows/doors.
• Match roof tiles/slates as needed.



9. Internal Build-Out
• First fix electrics and plumbing (before insulation).
• Fit insulation (min U-values for roof and walls).
