We engaged Moni at OMNI Architecture following a recommendation from a friend to help us plan and design our loft extension.
Right from our first meeting, as well as being extremely personable we found Moni’s assistance invaluable. He took the time to fully understand our aspirations for the project and provided us with feedback as well as suggestions, recommendations, and potential improvements to ensure the extension met our objectives.
Moni was fully engaged at all stages of the design process, and always on hand to answer any queries we had or points of clarification we wanted for our peace of mind, be it on the overall design, building considerations, planning, or even the fixtures and fittings to be incorporated into the design. He also helped us through the local authority planning process, ensuring this element of the project went smoothly and without issue.
Throughout the duration of the building works, Moni remained easily available to discuss progress, answer questions, and provide any reassurance needed (not that we needed much fortunately as the project went to plan). Overall, we couldn’t fault the service he provided, going beyond what we expected of our architect. What inspired you to start your own business?
My main purpose of starting OMNI is to have full creative control over my projects. 100% of our business to date has been built on recommendation from past and present clients. Building strong, long-lasting relationships with our existing clients has been a motivating factor.
As a RIBA Chartered Architect I set up OMNI with a strong sense of determination and a clear vision of what I want to achieve my business. Another Key factor for starting my own business is having the flexibility of my working hours whilst taking care of my young family.

Our business to date has been based on existing client recommendations. Over the last 4 years we have worked on a 174 projects from Early Feasibility Design stages - Construction. OMNI provides a bespoke design style and vision resonates with the client's preferences. With recommendations and a comprehensive portfolio our clients generally choose us as they believe in our design aesthetics that aligns with our clients vision for the project.

Generally we do not offer remote services as this type of role most certainly requires a site visit/survey it also provides an opportunity for us to get a physical sense of space.

Architectural Services - RIBA Chartered Practice
OMNI architecture’s main service is the preparation and submission of the architectural plans that you require for your home extension for local authority planning and building control approval. As a rough guide to help you understand what is required to achieve these goals we have put together a simple explanation of the local authority departments parameters and requirements below, starting with planning approval. It really does go without saying, but the earlier you engage us as your agent, the sooner you'll be able to start work on site. We maintain excellent channels of communication between you the client, ourselves and the local authority to ensure that your project reaches the speedy and successful conclusion you would expect from us.
PLANNING:
This division of the local authority looks at the overall aesthetics of your project in relation to the existing and adjacent properties, overall volume of the development and layout of the building. There is a duty of care on the part of the planner to ensure that neighbouring properties are taken into account. This and more besides comes under the heading of the town and country planning act.
BUILDING CONTROL:
A division within the local authority monitoring construction propositions and site work, to ensure that the minimum acceptable legal requirements for construction are achieved. primarily the areas covered are related to structure, fire safety, site preparation and resistance to moisture, resistance to passage of sound, ventilation, hygiene, drainage and waste disposal, heat producing appliances, protection from falling collision and impact, conservation of fuel and power, access and facilities for disabled people, glazing - safety in relation to impact, opening and cleaning and finally materials and workmanship. These 14 areas all come under the heading of approved documents supporting the building regulations. These are non-statutory publications supporting the building regulations prepared by the department for transport, local government and regions, approved by the secretary of state and issued by the stationary office. Plans prepared without building regulation approval are advisory only and are not working drawings.
PERMITTED DEVELOPMENT:
Small extensions & loft conversions may be exempt from formal planning application. In all circumstances building regulation approval must be obtained for these projects. We would always recommend applying for a lawful development certificate.
PRIOR APPROVAL APPLICATION
You can now apply for a single storey rear extension anything up to 6m on a semi-detached & terrace house & up to 8m on a detached dwelling (from the rear or original building). you still need plans drawn up for this & an application is submitted to the council. as long as both neighbours don't object, then you should get an approval after 42 days
