Property Law and Conveyancing

My request to find a conveyancer whilst on a tight budget was managed by Maria. She was a
pleasure to talk to, a very helpful and effective accomplice and she could also empathise with my dilemma.
I am extremely grateful for her assistance in this matter and although the whole task hasn't been fully completed yet I am confident that Maria will see it through to the end.

Upon posting my requirement for a conveyancing quote for my leasehold flat, I have to say that I have been extremely impressed by the professionalism of the Financial Advice Hub.

Through professional experience as a mortgage and protection adviser we found clients did not know the property sale, purchase or remortgage journey. Financial Conduct Authority (FCA)
All Insurance and Residential Mortgage companies we work with are regulated by the Financial Conduct Authority which is the same regulator as the banks. We only work with Mortgage Adviser companies that are representative of whole of market to ensure we get you the best deal possible. The Protection Advisers we work with use a panel of providers that are representative of the market. The adviser is responsible for the advice they give, you have peace of mind as you are covered by the FCA regulations.

Royal Institution of Chartered Surveyors (RICS)
All building Surveys levels 1, 2, 3/ Home Buyers Reports are conducted by RICS accredited surveyors. RICS is a worldwide governing body for surveyors.

Our consultants here at the Financial Advice Hub are happy to assist you and instruct a conveyancer on your behalf. The consultant will take details of the property you wish to purchase/sell and send you the top 2 best quotes which will be itemised, for you to approve prior to the instruction.

We will instruct building surveys on your behalf. All of the surveyors we work with are accredited by the Royal Institution of Chartered Surveyors (RICS). They can offer a range of surveys to suit your needs, from valuation reports to home buyer reports or full building surveys, so you have peace of mind prior to the purchase or remortgage of your property.

Types of Surveys
Building Survey/Level 3
Provides detailed information about the property’s structure and fabric including visual inspection of the roof space, ground floors and services, noting any potential problems, advising on suitable repair options and explains the consequences of not acting. Suitable for listed buildings.

Homebuyer Report/Level 2
Intended for conventional and residential properties that have not been subject to significant alterations since construction. Identifies urgent or serious problems, gives advice on steps needed to investigate, repair and resolve any defects identified.

A Basic Valuation
A professional report on a property’s current market value and also includes a reliable opinion on the cost of rebuilding for insurance purposes. This is the report most mortgage lenders will insist on. A Valuation is not a survey of the property and it will not give you a full understanding of the condition of the property.

Our consultants here at Financial Advice Hub will discuss your needs, the type of property you are purchasing, selling or currently own, and recommend then book the relevant RICS accredited survey on your behalf.

We will introduce you to a mortgage adviser that will explain to you the different types of mortgages available to you and advise you after consultation, which best suits your needs and requirements. We work with companies that arrange Residential, Bridging Loans, Buy to Let, Second Charge and Commercial Mortgages.

Regulated Mortgage
The residential mortgage companies we work with are regulated by the Financial Conduct Authority (FCA) which is the same regulator as the banks. Right To Buy
We work with companies that understand the criteria of different lenders and the required Right To Buy paperwork. The Mortgage Adviser will advise you on what the lenders require when buying your home from a Local Authority. Not all lenders or conveyancers work with this specialist area. Our team at Financial Advice Hub will partner you with a mortgage adviser and conveyancer that will make the process as smooth as possible for you.

Unregulated Mortgages
We work with companies that arrange Bridging Loans and Buy to Let, Second Charge and Commercial Mortgages. These mortgages are not regulated by the FCA.

All our advisers are representative of whole of market.

Energy Performance Certificate (EPCs) can be arranged for you. This is now a legal requirement when you sell or rent your property in England and Wales. EPCs can also be used to gain knowledge on how you can make your home more energy efficient.

How long does the EPC last?
Energy Performance Certificates are valid for 10 years from the date of issue. If you are selling or renting a property you will need a valid EPC.

Our consultants at Financial Advice Hub will discuss your needs with you, and arrange an assessor to visit your home for an EPC assessment. Although EPCs are mandatory for those selling or renting their properties, general homeowners can also take advantage of the benefits that an EPC assessment offers, as information will be given to lower your rating which will help you to save on energy consumption and assist in lower utility bills.
