I have no doubt my planning permission would have been refused if it wasn't for Sue and Puffin design services. Her professionalism and knowledge are highly recommended, and her buildings drawings enabled us to get a complete price from builders prior to start of work, meaning a lot less hassle, kept costs down and stoppped any grey areas throughout the build. How can someone tell if their Garage is suitable for conversion?

Garage Conversions provide a quick, and inexpensive way of adding valuable space onto your property. A well-designed and constructed garage conversion can often pay for itself when your property is sold.
Most garages can be converted apart from asbestos containing kit form garages, due to the ongoing health issues associated with asbestos.

Run us through the different stages of the Garage conversion process - what's involved?

Planning Permission
It is unlikely you would need planning permission for a garage extension. Permission would be required in the following cases:
Property Located within a conservation area
Property is listed
Property is already extended beyond that allowed by permitted development
Property has restrictive covenant not allowing garage conversions
Here at Puffin Design we highly recommend that you apply for lawful development certificate (LDC). This is not the same as planning permission but is proof that your household building work is lawful.
If you should later want to sell your property, an LDC is very helpful to answer queries raised by potential buyers or their legal representatives.
An LDC also will stop the “nosy neighbour brigade” in their tracks. The current fee for this £103 and can save a considerable amount of money later on in solicitors fees and worry.
Building Control
You will need building control for your garage extension. This ensures that your new space will be safe, warm, and a pleasant space to be in. Building regulations cover such items as escape in case of fire, structural stability and electrical safety.
Depending on the construction your garage it is likely that the following will need to be considered:
Insulation upgrade to the floor and raising of levels to be on the same level as the rest of the property
Insulation upgrade of the walls to ensure the new space is warm
Insulation upgrade of the Roof to ensure the space is warm and watertight
Addition of a DPC to ensure all the walls are dry
Addition of windows for ventilation and light
Relocation of any drains that currently run through the garage
Knocking through from existing property to provide access to the new space.
There several ways of achieving building control sign off
Plan and Inspection: you will know from the start that the working drawings have been checked and approved by the building inspector and that the plans fully comply with all of the Building Regulations. The other advantage of this route is that the approved drawings will show everything the builder will need to know in order to provide a fixed quotation.
Building Notice: it is possible to carry out the work without prior approval, but the responsibility of ensuring the work is in full compliance is entirely that of the builder.
You can also choose to use either the local authority or an approved building inspector to sign off your works

Conversion of a garage into a habitable room you should budget £450
Build Costs
For an integral garage you should budget between £650 and £1150 per sq.m.
For an attached garage you should budget between £1000 and £1300 per sq.m.
For a detached garage you should budget between £1300 and £1500 per sq.m.
For a kitchen you should allow an additional 10,000 for a bathroom an additional £5,000

How can someone tell if their loft is suitable for conversion?

Converting your loft can provide a quick, and inexpensive way of adding valuable space onto your property. A well-designed and constructed loft conversion can often pay for itself when your property is sold, netting you up to 20% return on your investment
Most lofts are suitable for conversion, but the existing head height and the type of roof construction will affect costs. If height is low you may need a dormer conversion (extension at roof level squaring off the roof) or a Mansard conversion (the whole height of the roof is increased). Traditionally constructed roofs with rafters are easier to convert than modern roofs which use trusses.

Depending on the construction your loft it is likely that the following will need to be considered:
A new staircase to access the loft safely
Create enough suitable height area so you don’t bang your head
Upgrade of existing floor by insertion of steels to support
Upgrade of roof to ensure space is warm
Consideration of means of escape in case of fire as the distance to your front or back is much increased
Addition of windows for ventilation and light
Provide additional sound insulation between extension and bedrooms below

There several ways of achieving building control sign off
(1)Plan and Inspection: Working drawings are checked and signed off by a building inspector which ensures that the plans fully comply with all of the Building Regulations. The advantage of this route is that the approved drawings will show everything the builder will need to know in order to provide a fixed quotation. Work is then signed off by a building inspector at set intervals. This is also often cheaper than going the building notice route.
(2) Building Notice: it is possible to carry out the work without prior approval from a building inspector but the responsibility of ensuring the work is in full compliance is entirely that of the builder.
The work will periodically be checked and signed off by a building inspector.
You can also choose to use either the local authority or a private approved building inspector to sign off your works
