June ‘26 we had CozyRooms Scotland reroof and renovate our conservatory. The boys Ryan and Jake (and John Paul) were professional, efficient and courteous throughout the four day job. I am pleased to now be the owner of a fantastic sunroom where we have already noticed the benefits of an insulated and tiled roof (with new gutters too). I’d gladly recommend CozyRooms Scotland if you’re in central Scotland and thinking about using a cost effective local family run company to carry out work. Thanks to Stuart and the team. More...

Stuart and his team reroofed my mum's conservatory and repainted the inside walls.Very pleased with their work so I had them redecorate my mum's living room and hall and also renovate my own downstairs half bath. Very pleased with all work done which was done professionally and at a fair price. Stuart is a good problem solver who keeps you regularly updated at each stage of the work. I wouldn't hesitate in recommending Stuart and his team to anyone else. More...

How can someone tell if their Garage is suitable for conversion?
1. Is the garage attached or detached?
Both can be converted, but:
Attached garages are usually simpler and more cost-effective.
Detached garages may need additional insulation, heating, water, and electrical work.
2. Check the roof height
Stand inside the garage and measure the floor-to-ceiling height.
Generally, you’ll want:
Around 2.2m to 2.4m+ internal height for a comfortable living space.
Lower ceilings can often still be converted, but may require specialist solutions.
3. Look for signs of damp
Check for:
Damp patches on walls
Peeling paint
Musty smells
Water ingress around the garage door
These issues can usually be resolved but should be identified early.
4. Check the floor level
Many garages have floors that sit lower than the main house.
This isn’t usually a problem, but the floor may need to be raised and insulated.
5. Is the structure in good condition?
Look for:
Large cracks in walls
Sagging roof timbers
Damaged brickwork
Rotten timber
A structurally sound garage is generally a good candidate for conversion.
6. What do they want to use it for?
Garage conversions work brilliantly for:
• Extra bedroom
• Home office
• Playroom
• Gym
• Cinema room
• Utility room
• Granny annex (subject to requirements)
7. Planning permission
Most garage conversions in Scotland fall under permitted development and don’t usually require planning permission, but Building Warrant approval is normally required.
Quick DIY Test
If you answered YES to most of these:
• Garage is dry
• Roof is in good condition
• Walls are solid with no major cracks
• Enough headroom to stand comfortably
• Access to electricity nearby
• They don’t need the garage for parking
…then there’s a very good chance the garage is suitable for conversion.
Run us through the different stages of the Garage conversion process - what's involved?
Garage Conversion Process
1. Free Survey & Quote
We visit your property, discuss your ideas, assess the garage, and provide a free no-obligation quotation.
2. Design & Planning
We agree the layout, windows, doors, electrical points, heating, and how you’d like the new room to look.
3. Building Warrant Approval
If required, we handle the necessary applications and ensure all work complies with building regulations.
4. Preparation
The garage is cleared out and any necessary structural work begins.
5. Insulation & Construction
We insulate the walls, floor, and ceiling, replace the garage door with a new wall and window (if required), and carry out any structural alterations.
6. Electrics & Plumbing
We install lighting, sockets, heating, and any plumbing requirements if needed.
7. Plastering & Finishing
The room is plastered and prepared ready for decorating.
8. Flooring & Final Touches
Flooring, skirting boards, doors, and all finishing details are completed.
9. Completion
Your new room is ready to enjoy, whether it’s a bedroom, office, gym, playroom, or extra living space.
Typical timescale: Most garage conversions take 2-4 weeks, depending on the size and complexity of the project.
How can someone tell if their loft is suitable for conversion?
Many homeowners are surprised to learn that most lofts can be converted, but there are a few important factors that determine whether your loft is suitable.
1. Head Height
The most important factor is the amount of usable height in your loft.
A good rule of thumb is:
Measure from the top of the ceiling joists to the underside of the ridge beam (the highest point of the roof).
Ideally, you’ll want around 2.2m or more of headroom.
If your loft is lower than this, a conversion may still be possible, but additional structural work may be required.
2. Roof Structure
The type of roof you have can affect the complexity of the conversion.
Generally:
Traditional cut roofs are often easier to convert.
Modern trussed roofs can still be converted but usually require more structural alterations.
3. Roof Condition
Your roof should be in good condition with:
No major leaks
No significant sagging
Sound timbers and structure
Any issues can often be repaired as part of the project.
4. Space for a Staircase
Building regulations require a safe and permanent staircase to access the new room.
A survey will determine whether there’s enough space on the floor below to accommodate this.
5. Intended Use
Loft conversions are ideal for:
Extra bedrooms
Home offices
Playrooms
Guest rooms
Hobby rooms
Master bedroom suites with en-suites
6. Planning & Building Regulations
Many loft conversions fall under permitted development, although some may require planning permission. Building regulations approval is normally required to ensure the conversion is safe and compliant.
Quick Loft Suitability Checklist
• Loft height around 2.2m or more
• Roof is in good condition
• No major structural issues
• Space available for a staircase
• You want to create additional living space without extending your home.
