Bathroom Installation & Remodel

We used Vanguard and could not recommend them more. Milad was incredibly helpful and communicative, helping us with the design which was greatly appreciated. The team worked really hard to turn our vision into a reality, and we were really impressed with the outcome. Not only this but because of previous bad renovations in our property which only became apparent once this project started, Milad and team went out of their way to correct and solve these issues. Milad and Team, thank you so much for the tiling work you did in my kitchen, the guys did the job quickly and meticulously and have transformed my backsplash area which was originally just painted and tricky to clean. They were happy to do this small job for me which many companies are not interested in taking on and I also appreciated certain much them doing it on a Sunday so I didn’t have to take time off work to let them in/out etc. I’m also very grateful for their professionalism from start to finish. Bathroom Installation & Remodel

I used Vanguard Maintenance Solutions to install my new bathroom. Very very impressed with their service.
Milad went through the planning of the bathroom with me gave good clear advise and a few ideas and options. I got 3 other quotes and VMS was a very fair quote for a bathroom that was gutted and redesigned. The whole job was completed in less time than he quoted and I would advise anyone reading this to at least consider this company when obtaining a quote. I have already forwarded VMS to other family members who have projects pending and I have some up and coming additional house projects upcoming and I will definitely be using them again. More...

Q&As

Garages can be converted under permitted development.

1. Planning & Design Stage
Initial ideas: Decide what you want the space to be (bedroom, office, gym, studio, etc.).
Feasibility check: Assess whether the garage is suitable (structural integrity, damp, ceiling height, insulation).
Planning permission: In many cases, garage conversions fall under permitted development, but if your property has restrictions (listed building, conservation area, or if previous permitted rights have been removed), you may need planning approval.
Building Regulations: Regardless of planning, the conversion must meet building regulations for structural safety, fire safety, insulation, ventilation, electrics, and plumbing (if adding a bathroom).

2. Preparation & Structural Work
Clearing the garage: Remove existing fixtures, storage, or any old finishes.
Structural checks: Strengthen foundations, replace flooring if damp-proofing is required, and check load-bearing walls.
Door replacement: The old garage door is usually replaced with a wall and window/door combination to blend with the rest of the house façade.
Insulation & damp-proofing: Floors, walls, and roof are insulated and sealed to meet modern energy efficiency standards.

3. First Fix (Before Plastering)
Electrics: Wiring for lights, sockets, internet points, and possibly heating controls.
Plumbing: If a bathroom, kitchen, or utility area is added, water and waste pipes are installed.
Windows &doors: Fitted and sealed to ensure security and energy efficiency.
Partition walls: If dividing the garage into multiple rooms, stud walls are built.

4. Insulation & Plastering
Internal insulation: Rigid board or stud walls with insulation are fitted.
Drylining & plastering: Walls and ceilings are finished, ready for decoration.
Flooring: A new subfloor may be laid (concrete with damp-proofing or timber with insulation).

5. Second Fix
Electrics: Sockets, switches, and light fittings installed.
Heating: Radiators, underfloor heating, or electric heaters connected.
Plumbing: Bathroom/kitchen fixtures fitted (toilet, sink, shower, units, etc.).
Joinery: Skirting boards, doors, architraves, and other woodwork added.

6. Finishing Touches
Decoration: Painting, wallpaper, or feature walls.
Floor finishes: Carpet, laminate, tiles, or vinyl installed.
Final styling: Furniture, storage, and personal touches.

7. Building Control Sign-Off
A building inspector checks the conversion meets regulations.
Once approved, you’ll get a Completion Certificate, proving the room is legally habitable (important for property value and future sale).

1. Head Height (Most Important Factor)
Measure from the floor of the loft to the highest point of the ceiling (ridge beam).
Minimum height: about 2.2 metres (7ft 2in) is recommended for a comfortable conversion.
If it’s less, you may need to consider raising the roof or lowering the ceilings below, which can add significant cost.

2. Roof Structure
Traditional cut roof (rafters + ridge beam): Easier to convert, as there’s usually more open space.
Trussed roof (W-shaped supports, common post-1960s): More complex, as structural supports may need altering or replacing with steel beams.

3. Floor Strength
Loft floors are usually designed only for storage, not living spaces.
A structural engineer will need to confirm if new joists are required to support weight for a bedroom, bathroom, or office.

4. Access & Staircase
You’ll need a permanent staircase that meets building regulations (not just a ladder).
Check if there’s enough space on the landing below, or if a small section of a room can be sacrificed to fit stairs.

5. Light & Ventilation
Adequate natural light and ventilation are required.
Velux windows, dormers, or gable-end windows can be installed, but dormers usually require planning permission.

6. Services
Consider how heating, electrics, and (if adding a bathroom) plumbing will be connected to the loft.
Boiler capacity may need upgrading to handle extra demand.

7. Planning Permission vs. Permitted Development
Many loft conversions fall under permitted development rights, especially if you’re only adding Velux windows.
Dormer or mansard conversions that significantly change the roofline often require planning permission.
Building regulations approval is always required (structural safety, insulation, fire safety).

8. Obstructions
Chimney stacks, water tanks, or large beams may limit usable space.
Some of these can be relocated, but it adds cost and complexity.
