How can someone tell if their loft is suitable for conversion?
Before starting a loft conversion consider:
1. Is the space suitable?
2. Are you in a conservation area (if so permission might have to be granted)?
3. Most houses will have a permitted development meaning you can progress without any planning permission.
4. Look in your immediate area, street are there any loft conversion.
5. You will need a minimum of 2.2m headroom.
6. Most houses built after say 1930’s commonly have enough headroom.
7. Do you know what type of roof you have, roof trusses or a traditional cut roof? If roof trusses in place it will likely to be more expensive than a cut roof conversion due to a lot of extra support.
8. Consider stair access from the floor below the staircase leading to the loft does not have to be a wide as the existing staircase. However, you still have to meet certain criteria i.e. headroom and loft access safety.
9. What type of conversion.
You could go for mansard type, gable to gable, velux type or a popular dormer type conversion.
10. Although, most will not require planning permission you will require building regulations.
11. You may have to seek party wall agreement with your neighbour.
Run us through the different stages in the loft conversion process - what’s involved?
Loft conversion can be undertaken in different ways and methods by different contractors, however as a guide.
Access.
Scaffolding if possible.
Cut an access to the roof space this helps keeping your house cleaner and tidier.
Clearing all areas in the loft to be worked on.
Installing steels or major structural supports most houses will differ. However, building regulation do like a steel ridge beam.
Build up rafters to an acceptable depth for strength and insulation properties.
Install services if required electrics and plumbing.
Finish roof covering to obtain a watertight finish.
Install floor and wall finishes.
Break through floor for stairs.
What do you love most about your job?
Having been a Carpenter and Joiner for in excess of 30 years, it is nice to undertake projects using the knowledge and experience past on to me by the older tradesmen I have worked with over the years.
I get a lot of satisfaction on the completion of a quality and satisfactory finish to any project, also working with the other tradesmen I have built up good relationships with over the years, and it is what I do best.
What inspired you to start your own business?
Reasons for starting by myself:
Firstly and most important to do the work the way I believe it should be done.
More cost-effective working by myself and with other trades I trust.
Working for large companies as I did before I believe too many overheads company cars and administration made certain small projects too expensive.
Most important is satisfaction of finishing a good project with input.
