Very small job (installation of a ridge vent on my roof). Very pleased with the price, 40% less than the only other bid I got. Most were not interested in anything less than a large job. Q&As

Most garages can be converted into a new space, Garages don't usually require permission but if a garage conversion classes as a ‘change of use’ it will require building regulations approval. To comply with building regulations your garage conversion must have the following:
1. Be structurally sound
2. Have a damp-proof course
3. Include wall, floor and loft insulation so it is energy efficient
4. Have had all electrics safety tested
5. Be moisture proofed, with good ventilation
6. Have been fire-proofed and have escape routes
Doing a garage conversion can add 20% more value to your property.

Here is a simple overview of the process of converting your garage:
1. Level, insulate and damp-proof the floor, An existing concrete floor might well be strong enough to cope with general domestic use. However, it may need to be levelled (consider a self-levelling liquid screed), damp-proofed with a suitable membrane (lapping into the walls’ DPC) and insulated to achieve adequate thermal performance.
2. Infill the garage door to create a solid wall if required, The most common route is to replace the main garage door with conventional walling matching the rest of the building, such as a masonry infill fully toothed and bonded into the existing brickwork. Planning will allow you to add windows and/ or glazed access doors and introduce more daylight into your new space.
3. Insulate the walls and the roof, Attached or detached garages of single-skin construction can be insulated internally; usually by erecting stud walling using timbers deep enough to accept sufficient insulation (plus an air gap). Buildings with cavity walls can have insulation blown into the gap, thus preserving the internal floor space. For the roof, the simplest way to insulate a garage roof is at loft level. With a pitched covering, 270mm of mineral wool should be sufficient – 100mm between the joists, and the rest on top
4. Plasterboard and plaster, This will include using plasterboards to cover internal insulation and create smooth walls for plastering that can be later decorated if needed.
5. Heating & electrics, You’ll almost certainly need new electrical circuits and heating loops- Efficient LED downlights are a good choice for illumination, as they can be easily integrated into the new ceiling structure and for heating plumbing in a suitably-sized radiator will be the cheapest solution – but slimline underfloor heating is a sleek alternative that can maximise the floorplan and free up wall space. If you’re planning a kitchen or bathroom, you’ll need to account for hot and cold water supplies as well as drainage.
6. Decorate. This ill included basic painting and decorating, wall hanging and accessories required.

Most lofts are suitable for conversion, This can be done by measuring the head height. The minimum height you need for a loft conversion is 2.2 metres and you can easily measure this yourself. If you simply run a tape measure from the floor to the ceiling at the tallest part of the room and if it's 2.2 metres or more, your loft should be tall enough to convert.

Here is a simple rundown of the process for a loft conversion:
1. The first step is an inspection of the roof space, This will involve inspecting for its suitability in terms of a conversion taking place it will be things such as access, height as well as any potential obstacles that could arise. An architect or surveyor will confirm this suitability, Once you have also got Building Control approval (this can be sorted out yourself or by the surveyor or architect you have hired) then work can get going on the loft conversion.
2. The next step in the individual process of clearing the loft space. This includes things such as water storage tanks, or chimney stacks, which will need to be moved to a more convenient space so extension works can take place.
3. The next stage will be accessing the rewiring, This involves sorting out electrical wiring and assessing carefully what needs to be done to make sure that safety is not jeopardised.
4. The next stage in this process is flooring, This part of the loft conversion process will involve ensuring that spaces between joists are now filled with insulation to a depth of 10mm. After this, joists can be covered with floorboards.
5. Then the rafter is reinforced, Rafter reinforcement can now start in line with structural requirements, which means that collars, struts and purlins can be removed safely.
6. Then the next aspect will be dormers, If applicable, this is the point where dormers are usually installed.
7. The next stage is roof light installation, where roof windows are then installed, providing a great way of letting in natural light to the conversion.
8. The next stage will be stair installation, in which the staircase is fitted and will usually be dependent on the individual conversion itself.
9. The next stage will be tiling the dormers and fitting vents, this will also include fitting the windows in the dormer openings that have already been measured.
10. The next aspect will be installing the roof installation, It is placed between the rafters, with a gap between the roofing felt and the insulation (a 50mm gap) for ventilation.
11. Then the partition wall will be erected, A quilt will usually be placed within the spaces in between the studs whilst the plasterboard is attached. Then wall plates and the first fixture can be done, this includes, fitting wall plates between studs so that a secure fitting is provided to items such as radiators.
12. Then all electrics will be upgraded, all new electrics must meet the requirements of Part ‘P’ of the building regulations as well as the 17th Edition Electrical Regulations.
13. Then access to panels to water, and eaves storage, this means that water suppliers and central heating feeds can be connected to the loft conversion in this stage.
14. Then walls are plasterboards and skating can be fitted,
15. Now the bathroom is clad and extraction is fitted, the shower room walls are clad with a cement-based aquaboard, and an extractor fan is fitted
16. Then the second fix, finishings and heating can be carried out, Plumbing and second fix electrics are fitted into place. (this includes the installation of the new bathroom)
17. The final stage is decorating, Now you are all ready to decorate your loft conversion.
