How can I tell if my garage is suitable for conversion?

Most garages can be converted, but a few key checks will help determine suitability:
1. Structure – The walls, roof and foundations need to be sound. If the garage is old or built as a detached outbuilding, it may need strengthening.
2. Head Height – Ideally you want at least 2.2m of ceiling height after insulation and flooring are added.
3. Damp & Ventilation – A dry garage is essential. Any damp issues should be resolved, and good ventilation planned.
4. Access & Layout – Is there easy access from the main house, or will a new doorway be needed? Detached garages can still be converted but may need more work.
5. Services – Consider if electrics, heating, plumbing or drainage are required for the new space, and how easily they can be connected.
6. Planning & Regulations – Many conversions don’t need planning permission, but all must meet building regulations for insulation, fire safety and structural integrity.

The Stages of a Garage Conversion
1. Initial Consultation & Design
• Discuss what you’d like to use the space for (e.g. office, bedroom, gym, annex).
• Survey the garage to assess structure, utilities, and planning requirements.
• Draw up designs and plans that suit your vision and budget.
2. Planning & Building Regulations
• In many cases, planning permission isn’t needed, but building regulations approval is.
• Ensure compliance for insulation, fire safety, ventilation, electrics, and structural changes.
3. Preparation & Structural Work
• Remove the garage door and replace it with a wall and windows/doors.
• Strengthen foundations or walls if required.
• Check the roof and flooring for suitability.
4. Insulation & Utilities
• Insulate walls, floor, and roof to make the room comfortable year-round.
• Install electrics, heating, plumbing (if needed for bathrooms/kitchens).
5. Interior Build
• Construct stud walls, ceilings, and plasterboard.
• Fit windows, doors, and flooring.
• Add lighting, sockets, radiators, or underfloor heating.
6. Plastering, Decorating & Finishing
• Plaster and paint walls/ceilings.
• Lay flooring and add skirting boards.
• Final touches: fixtures, fittings, and any bespoke features.
7. Final Inspection & Sign-Off
• Building control inspects and certifies the work.
• You receive the necessary completion certificate.
