**BUYERS/RENTERS - BEWARE! ⚠️**I saw a listing for a beautiful flat on RightMove. One of the agents from this firm then reached out to me to schedule a viewing. While they were very accommodating, I noticed the agent was apprehensive about sharing the address of the exact location of the property for the viewing. It turns out that the flat is inside of a homeless shelter rated poorly for rat infestation and smoking, amongst other issues! I have nothing against homeless shelters, but I would warn anyone looking into possibly working with this leasing company to be aware of possible false advertisements of their property listings/inventory posted online and through third-party rental sites. I had a viewing scheduled for Friday, which I booked three days in advance. When I arrived, I was told the property had already been let. No one contacted me beforehand to cancel or update me, which is incredibly frustrating and a complete waste of my time.What’s worse is the lack of care when I called to raise this—the rep was dismissive, and there was no real apology or accountability. If the property was at risk of going quickly, why wasn’t I informed and given the option to view it sooner?This level of communication and consideration is unacceptable. What inspired you to start your own business?
I worked as a business manager and wanted to challenge myself and see if I could run my own business. That was 12 years ago. I haven't look back.

What changes have you made to keep your customers safe from Covid-19?
All listed properties now have videos and 360 tours as virtual viewings. We have minimised in person contact to about 30%. Masks and gloves are always worn for in person visits.
LETTING ONLY SERVICE
Our basic letting service is 7% of your annual rent (excluding vat), payable in one lump sum. To
learn more about what the service includes, please refer to our handy pricing table.
If you have signed up for the letting only service, once your tenants have moved in, you will
be responsible for maintaining communication between you and your renters. The tenant will
contact you directly with any queries or maintenance issues. Property People will get back in
touch once the tenancy agreement is in its 2 months to check whether you and the tenants
wish to review, in which case we can draw up a new agreement.
LETTING & RENT COLLECTION SERVICE
Our letting & rent collection service is designed to take the hassle out of managing your rental
property. It’s 9% of the monthly property rent (excluding vat) and is deducted on a monthly
basis before we transfer the rent to you. Please see our handy price table with details of what
each service includes.
If you have instructed us to collect the rent on your behalf, your tenants will pay their monthly
rent directly into our account. We will then transfer it into your chosen bank account, minus our
monthly fee.
The letting & rent collection service takes the stress out of dealing with late payments or
administering late notices in accordance with the tenancy agreement.
LETTING & MANAGEMENT SERVICE
With the letting & management service, you can sit back and relax, while we take care of your
property, ensuring a well-maintained space, happy tenants and a happy landlord. The service
is 11% of the monthly rent (excluding vat) and is deducted from the monthly rent on a monthly
basis. Please see our handy price table with details of what each service includes.
As part of our letting & management service, we will deal with any property-related maintenance
issues, tenant requests and complaints in a timely manner. Property People will handle all
communication between you and the tenants and ensure you meet all of your legal obligation
(such as providing your tenants with Gas Safety Certificates). In case any repairs are required,
we will inform you of the issues and the costs and only proceed after your approval. Following
that, we will instruct the workmen, provide access, assess the final work and provide you with
details of the finished repairs with photos if needed. We can also arrange for tenancy renewals
or remarked the property if the tenants decide to leave.
360 MANAGEMENT SERVICE (includes handyman)
Our 360 Management Service is specifically designed to make the letting process as simple,
hassle-free and rewarding for you, the landlord, as possible. The all-encompassing landlord
solution is charged at 15% of the monthly rent (plus vat), deducted every month when we transfer
the rent to you. Please see our handy price table for details of what each service includes.
As a deluxe rental property management service, the 360 package comes with all the bells
and whistles. This has additional benefits such as a free handyman service. Majority of property issues take no more than an hour to fix and we will do that free charge for you. Like changing an electrical socket, bath tap or door handle or pressurising the boiler. In addition to maintaining communication with your tenant on your behalf and
taking care of your legal obligation and any property maintenance needs, we will also provide
inventories, annual gas safety checks, boiler services, deposit dispute management and serving
notices completely free of charge.
Having a good relationship with tenants is the key to a smooth-running tenancy. We are always
readily contactable, in or out of office hours to reassure your tenants that any problem or
emergency will be dealt with in a timely manner. Regular inspections, gas safety checks, and of
course, keeping the property continuously tenanted without gaps are just some of the tasks that
we handle as part of our 360 management service.
