Let a property in Coatbridge after a difficult marriage break up. On letting the flat the company couldnt be nicer. Moved in and spent 4 months freezing cold at night due to a lack of heating. I reported this and had no success. Untill I chased to have the problem sorted...4 months later. Several parts to me went unnoticed until I moved out. The deposit was reduced due to 6 hours cleaning costs. My girlfirend thoughroughly cleaned the flat as I did when I handed the keys back. When I complained about the £237.00 cost I was told thats the charge. While reviewing the report sent to me on leaving I found: Unit drawer not closing - Same as I got it. Windows dirty outside - took me 3 days to clean the dirt off when I moved in. Bead in the kitchen off when I arrived round the bottom of the corner in the kitchen.. Crack on a skirting in the living room - Nothing I did could cause this. General movement - too cold may have caused this. Main internal Doors did not close on arrival - due to movement - a fire hazard.. Heating did not work at night for December 2023, January 2024, February 2024 and March 2024 which was reported to you, I was in bed most nights at 7pm due to being freezing. Wardrobe doors did not work. Toilet seat was a disgrace un-hygenic No lights in the kitchen working. Cooker hood bulb not working. The general condition of the flat was better when I left. All ceiling lights working. Fridge bulb replaced Cooker hood extractor bulb replaced. Living room Door closed, Floor was washed and cleaned by me every week, though dirty on arrival. New Toilet seat fitted by me. Kitchen cleaned/Bathroom cleaned every week. Heating working at night. If this is the general order of Probrook Letting Agency simply conning Tennants out of deposit money.... it is unacceptable! More...

My partner and I have had such a great experience letting a property from Probrook! Maintenance requests were dealt with promptly and the letting team were quick to respond to enquiries. We unfortunately had to leave the property due to the landlord selling up. However, Probrook helped alleviate a lot of the stress of this. They let us know about it well in advance so that we could move at a time that suited us and when it came time for us to move out, they were extremely helpful and even went above and beyond to help us get rid of our bulky waste! AVOID!!! No one has came to fix the hot water issue for a month, the agency ignored the problem and shifted the blame onto the tenant, claiming that the tenant didn't actively contact them. In fact, it was their contractor that didn't reply to the messages, there always someone at home freezing and waiting for them to come (with no reply at all). The agency only knows how to bomb you with regular emails to ask you to pay for half a year's rent before due dates. This is how they treat their tenants! More...
