The service was fine but the driver who drove the van was very impatient and impolite.

A & A Property Services Cambridge offers very professional service by professional and friendly tradesmen. When faced with a problem with the plastering around our skylight, they immediately put a plan together so that the job could be completed as quickly as possible. The builder and plasterer worked well together and between them produced a beautifully finished result. I've seen other work by this builder, as a friend of mine used them in kitting out their flat. Both jobs were finished to a high standard. I highly recommend them. More...

How can someone tell if their Garage is suitable for conversion?
Look for dry, sound walls and roof, good headroom (2.2m+ ideal), and space to route plumbing/electrics. Check access, parking loss, and whether there’s damp, low foundations, or flood risk. We can confirm with a quick survey and Building Control check.
Run us through the different stages of the Garage conversion process - what's involved?
Site survey & advice on planning/Building Regs.
Design, structural calcs and Building Control notice.
Strip-out, damp/insulation upgrades and new floor.
Openings/steels, windows/door, first-fix services.
Plastering, second-fix, finishes, testing and sign-off.
How can someone tell if their loft is suitable for conversion?
Measure head height: 2.2m+ to the underside of the ridge is usually workable. A roof pitch of ~30°+ helps, and you’ll need room for a compliant stair. We also check chimney positions, water tanks, structure and party wall implications.
Run us through the different stages in the loft conversion process - what’s involved?
Survey, feasibility and concept design.
Structural design (steels/joists), Building Control.
Dormer/velux works, new floor, insulation to current U-values.
First-fix electrics/plumbing, fire protection & escape route.
Plaster, second-fix, bathroom (if any), tests, snags & completion cert.
How long have you been in business?
A&A Services was formed in 2016. Between Andy and Allan we bring 30+ years of hands-on experience across building, electrical and plumbing, delivering projects on programme and to spec.
What guarantee does your work come with?
All workmanship is covered by a 12-month guarantee as standard, with manufacturer warranties on materials and appliances. Electrical work is certified (Part P), and we provide Building Control completion certificates where applicable.
What do you love most about your job?
Transforming underused spaces into warm, efficient rooms families actually enjoy. We thrive on tidy sites, clear communication, and that moment a client sees the finished space exactly as promised.
What inspired you to start your own business?
The A and A in A & A Services are Andy Dawson and Allan Maddock. Between us, we’ve got over three decades of experience in building services.
After years of working together on different jobs and realising we shared the same professional goals, values and commitment to excellence, we joined forces in 2016 as A&A Services.
“I was originally an electrician, but everything changed when I decided to have a house built. Things didn’t go as planned with the builders I’d hired, so I quit my job to do it myself. It’s great to take what I’ve learned from building my own home and implement it in our clients’ projects.”
–Andy
“I started my career straight from school as an apprentice plumber, then learned more trades so I could offer more services, including full plumbing and bathroom installations. It’s so important with projects like bathrooms to get them up and running as quickly and smoothly as possible.”
–Allan
