How can someone tell if their loft is suitable for conversion?
1. Head Height
• Minimum height: You typically need at least 2.2 meters (about 7 feet 2 inches) from the top of the existing ceiling joists to the underside of the ridge beam (the peak of the roof).
• Measure this in the center of the loft, where it’s highest.
2. Roof Structure
• Traditional cut roof: Easier to convert because it uses rafters and purlins with open space.
• Trussed roof (post-1960s homes): More complex because it uses W-shaped supports. It can still be converted, but will likely cost more and need structural changes.
3. Pitch of the Roof
• A steeper roof pitch = more usable floor space and better headroom.
• Shallower roofs might still be converted, but you may need a dormer or raise the ridge.
4. Footprint and Floor Space
• Ideally, your loft should be at least 5.5m front to back and 7.5m side to side (including chimney breasts).
• Enough space for a staircase, living area, and any extras (like an ensuite) is essential.
5. Access and Staircase Space
• You’ll need space for a proper staircase, not just a ladder. This often fits above the existing stairs to save space.
• Planning the layout around this is crucial.
6. Obstacles
• Chimney stacks, water tanks, or structural elements in the loft can add cost or limit layout options.
• Relocating or working around them is possible but requires planning.
7. Planning and Building Regulations
• Most loft conversions fall under Permitted Development, but if you’re in a conservation area, listed building, or want to change the roof shape significantly, you’ll likely need planning permission.
• All conversions require Building Regulations approval for safety, insulation, and structural integrity.
Run us through the different stages in the loft conversion process - what’s involved?
1. Feasibility Assessment
• Measure head height, check roof structure, access points, and obstacles.
• Possibly get a structural engineer or surveyor to assess viability.
• Decide what kind of conversion you want: dormer, mansard, hip-to-gable, or Velux-only.
⸻
2. Design & Planning
• Work with an architect, designer, or loft specialist to create plans and layouts.
• Decide on:
• Layout (bedroom, bathroom, storage)
• Type of staircase
• Window and dormer placements
• Submit plans for planning permission if needed, or confirm it falls under Permitted Development.
⸻
3. Building Regulations & Party Wall Agreement
• You’ll need Building Regulations approval covering:
• Structure
• Fire safety (smoke alarms, escape route)
• Insulation
• Staircase safety
• Soundproofing
• If you share a wall with a neighbour, you may need a Party Wall Agreement.
⸻
4. Preparation & Structural Work
• Clear the loft space.
• Install steel beams or reinforcements for the new floor.
• Strengthen the existing ceiling joists (loft floors can’t rest on old joists alone).
⸻
5. Roof & External Work
• Install dormers or roof lights.
• Modify the roof structure if needed (e.g. raise ridge, convert hip to gable).
• Fit new windows and make roof weatherproof again.
⸻
6. Internal Construction
• Build internal walls (if adding rooms).
• Fit stairs—usually above the existing staircase to save space.
• Run electrics and plumbing (especially for bathrooms or en-suites).
• Add insulation to meet building standards.
⸻
7. Finishing Touches
• Plastering, painting, and decorating.
• Fit bathroom suite if applicable.
• Add flooring, lighting, and fixtures.
• Final inspection from Building Control to sign it off.
⸻
8. Completion
• Receive completion certificate from Building Control.
• If you needed planning permission, your project is officially signed off.
How long have you been in business?
At London Builders, we bring over 17 years of hands-on experience to every project. Our director has been in the construction trade since 2008, working across a wide range of residential and commercial builds throughout the capital. In 2018, he took the next step and launched London Builders with a clear vision: to deliver high-quality craftsmanship, transparent service, and reliable project management—all under one roof.
Since then, we’ve built a strong reputation for excellence in loft conversions, extensions, renovations, and full refurbishments across Greater London. Whether you’re expanding your home or completely transforming it, we bring expertise, precision, and attention to detail to every job.
What guarantee does your work come with?

What do you love most about your job?
What I enjoy most is being able to transform homes and buildings from the ground up—whether it’s a loft conversion, full renovation, extension, or a complete new build. Every project is different, and that variety keeps the job exciting.
There’s a real sense of pride in taking something from plans on paper to a finished space that people live in and love. I enjoy the hands-on nature of the work, the problem-solving, and the satisfaction of delivering high-quality results that stand the test of time.
But more than anything, it’s about the people—building strong relationships with clients, earning their trust, and seeing how happy they are when a project comes together just the way they envisioned.
What inspired you to start your own business?
After working in the construction trade since 2008, I reached a point where I wanted more control over the quality of work, how projects were managed, and the kind of service clients received. I saw too many jobs where shortcuts were taken or communication broke down—and I knew I could do better.
In 2018, I started London Builders with a simple goal: to build a company based on honesty, reliability, and top-quality workmanship. I wanted to create a team that takes pride in what we do, treats every project with care, and delivers results that truly stand out.
Running my own business gives me the freedom to do things the right way—from how we work on-site to how we look after our clients.
Why should our clients choose you?
With over 17 years in the trade and a proven track record since launching in 2018, London Builders brings experience, skill, and professionalism to every project—no matter the size.
Here’s why our clients choose us:
• Reliable & Transparent – We keep things clear from the start, with honest quotes, solid timelines, and regular updates.
• Quality Workmanship – We take pride in doing things properly—no shortcuts, no rushed finishes. Just clean, solid construction built to last.
• Full-Service Team – From loft conversions and extensions to full renovations and structural work, we handle it all in-house with qualified tradespeople.

• Guaranteed Peace of Mind – All our work is fully insured and guaranteed, with proper sign-offs and certifications.
Our goal is simple: deliver work we’re proud of—and results our clients love.
