I had a client whose house they were selling was vacant and we all know as Real Estate Agents that a vacant house does not sell quickly or for the full market value. Take it a step further, as a buyer you know the difference of walking into a vacant home compared to walking into a furnished home. It is a completely different feel.
And as an example, my clients had a couple of showings with no response from any buyer.
I had looked for a staging company, as I have never had to use one before, and read their reviews, looked at their photos and what they had to offer. But I took more stock in the pictures because that is what sells but in fairness the reviews do tell us what it will be like to work with the company and the team.
Upon looking at Flygirl’s photos and being a perfectionist, I noticed the detail in the placement and quality of the furniture, décor and pictures, the colors that flowed through the whole home connecting each room to the next and the obvious professionalism that shows in each photo I looked at.
I decided to call the company and talked with Lisa. She was kind, patient as I discussed what I saw for the house, she clearly went over everything, listened, and was detailed with me. Mind you I called two other companies and she was not the cheapest, but she was the most detailed, she did not rush me off the phone, she did not just tell me this is it and its all we offer, and she was available to quickest.
My clients were reluctant due to the cost but after a few showings without any results they decided to hire Lisa. They chose to decorate the house except for two guest bedrooms.
Lisa and her team came in and designed the house so when you walked into the home that before this was beautiful but soulless, felt like someone was living there, felt warm and inviting and made the sellers question if they even wanted to sell.
I wanted to note that Lisa brought items in and then took them out and brought another item due to her not feeling it matched the home or the direction she saw was the best way to highlight the home. No other company told me they would do this. We all were overly impressed.
She even staged all the outside areas and there was not another company I talked to that would and it was important that these areas were staged as people enjoy sitting outside and making use of all their property not just the inside.
It was amazing to hear the sellers talk about the largeness of the rooms, how they didn’t see the weird room at the top of the stairs being anything to being astonished at how Lisa created a creative sitting room, or how a huge living room/ dining room/ kitchen combination area could feel separate yet still open with character, warmth and sleekness at the same time.
After seeing the home, the sellers decided to go ahead and have Lisa stage the other two rooms. Which was a great decision as those oddly shaped rooms became large with a purpose that could be seen and felt.
We did not show the home till Lisa and her team were completed. The day we opened the house to be seen, we had several showings. Everyone commented on the pieces that were in the house, the colors, how the rooms were laid out and more.
Buyers were sitting in different areas of the house talking, enjoying the home, and seeing it as their own.
You may ask if it was really worth the money and I will tell you, YES. After 2 days, the sellers received three offers and the one they chose was over list price.
