David is, quite simply, an amazing architect. His ability to listen and synthesize ideas into a beautiful design was fantastic. David brought a truly great amount of experience and design aesthetic to our project. His designs honored both the existing home and our renovation wishes. The end result was something beautiful. Working with David was easy and his approach brought us fully into the design process. We felt like true collaborators and the resulting design was everything we could have hoped for and more. We hired David Jaehning Architect to draw up plans for our new craft beer bar in downtown San Francisco, and to assist in the permitting process with the City. We do not take shortcuts! Our office provides full design services including visualizations and models, coordination of consultants, permitting, and complete and thorough drawings for the contractor to build from.

Services

Our Feasibility, Analysis and Options (FAO) review, is a stand-alone service issued before the design phases.

We designed this process a few years ago because we saw a huge issue in the construction industry of people starting design and construction BEFORE they had fully done their research and homework. We would see many building projects going over time and over budget.

The consequence of inadequate upfront research of needs and options is like building a house on bad foundations. The foundations are the most important part of the whole house because everything is built on top. It’s very expensive to change the foundations once you have started to build on top of them, but it’s very easy to change them if they are simply lines on a plan.

This is what makes us different, we spend more time on the research than most other firms who rush their clients into the design phase. We take a different approach. In fact, we will only work with clients who are prepared to do the Feasibility Analysis and Options review properly. We will not rush this step. It only causes cost overruns later if we take shortcuts and don’t establish solid foundations.

Full Design Services — For single-family residential projects, this includes: 1) Schematic Design (program and design options with models and renderings), 2) Construction Documents (detailed project development ready for permit approval), 3) Bidding & Negotiation (which includes assisting the Owner with the selection of a qualified contractor), and 4) Construction Administration (ensuring the contract between Owner and Contractor is executed to both legal requirements and to guarantee delivery of what the Client pays for).

Full Design Services — For commercial projects, this includes: 1) Schematic Design, 2) Design Development, 3) Construction Documents, 4) Bidding & Negotiation, and 5) Construction Administration.
