Roof- Evaluation
A roof evaluation for individuals inspecting only the exterior and roofing components involves a focused visual examination of the roof’s surface and related elements, typically performed by a homeowner, property manager, or roofing professional. It includes:
1. Surface Inspection: Checking for damaged, missing, or worn roofing materials, such as cracked asphalt shingles, broken tiles, rusted metal panels, or peeling membrane. Look for signs of weathering, granule loss, or storm-related damage like dents or punctures.
2. Flashing and Seals: Examining metal flashing around chimneys, vents, skylights, and valleys for rust, gaps, or loose sections. Ensuring sealants are intact and not cracked or deteriorated.
3. Gutters and Downspouts: Inspecting gutters for clogs, rust, or detachment and ensuring downspouts direct water away from the structure effectively.
4. Vents and Skylights: Checking roof vents for blockages or damage and ensuring skylights are securely sealed with no cracks or leaks.
5. Edge and Soffit Condition: Looking at roof edges, fascia, and soffits for signs of rot, peeling paint, or animal nesting that could compromise the roof’s integrity.
6. Debris and Environmental Factors: Noting any debris buildup, overhanging branches, or moss/algae growth that could trap moisture or damage the roof.
The evaluation often concludes with a detailed report outlining findings, recommended repairs or maintenance, cost estimates, and, if needed, replacement options. It helps homeowners or property managers make informed decisions to maintain or upgrade their roofing system.
Re-Roof
Florida law requires that a licensed contractor complete all roofing work, and Peet Roofing will apply for, secure, and pay for all roofing permits required by your city or town. We will:
We will tear off your existing roof and underlayment to the decking. We will then check all decking and replace any rotten wood.
Replace any damaged wood and re-nail the entire decking to meet code requirements.
In addition, we will install a code-required underlayment for customers. Peet Roofing recommends synthetic underlayment, which is engineered to repel water and resist moisture. If you have a specific material you’d like us to use on your home’s roof, please don’t hesitate to let us know. We will:
Utilize Valley Metal & Ice and Water Shield, as valleys see more water than other parts of your roof. These products help to keep your roof watertight.
Install new Drip Edge everywhere except behind gutters. Drip Edge is a piece of flashing that prevents water from going under your shingles and behind your gutters.
If you’d like or need new gutters, Peet Roofing will arrange a gutter replacement to coincide with your new roof construction.
We will install new boots, vents, and skylights (there is an extra charge for new skylights, or we can reuse existing ones) and paint all the boots to match the color of your shingle.
Install new 130mph wind-resistant Architectural shingles. At Peet Roofing, we carry all the manufacturers/brands of shingles available. For optimal results, we suggest the CertainTeed Landmark Shingle, which is available in a variety of colors and design options. Please visit https://www.certainteed.com/landmark for more information.
Peet Roofing understands that your home is your sanctuary and your family’s safety is paramount. We will:
Remove and discard all debris from your old roof and underlayment in the appropriate city landfill.
Run Magnets around your home to pick up nails from construction. We pledge to leave your home, yard, driveway, and surrounding areas safe, clean, and completely intact, just as we found them.
Gutter Cleaning
A gutter cleaning involves inspecting the exterior gutter system for debris, damage, and functionality. Key steps include checking gutters for clogs, examining materials for rust or cracks, ensuring downspouts are clear and direct water away, verifying seams and joints for leaks, confirming secure end caps and hangers, and noting environmental factors like nearby trees. Cleaning entails removing debris and flushing the system to ensure proper drainage. Document issues for maintenance or repairs in the process for longevity for your Gutter system.
Roof Repair
This exterior-focused evaluation identifies areas needing repair, such as replacing shingles, sealing leaks, or fixing flashing. Repairs may involve patching small areas, re-securing components, or clearing debris to prevent further damage. Document findings with notes or photos to prioritize longevity in your roofing system.
