Updated review: I've been asked multiple times to update. Elizabeth, the owner, took over responsibilities and everything has been smooth since. Our new tenants seem happy and the team have been responsive to any issues. I will state that my initial review with my experience with Nancy is accurate. I've asked to not have any contact with her and they have accommodated that wish. We now have a tenant in place, but I believe it would have been rented out faster had they done weekend appointments and be more accommodating to perspective tenants. More...

So my reviews, which have been up for over 2 years, have suddenly been removed. This business seems to just keeps creating new business pages to avoid their negative reviews. Here is a condensed review. Arrow managed our property while we were living overseas. During that time, they behaved unethically (told a vendor to put a lien on our home, lost our house keys), dishonestly (overcharged us for work done on the property), made it clear they had no idea what the laws were for property management (sent our tenants an illegal termination of tenancy, mishandled an insurance claim that ended up costing us $1000's, failed to remove taxes appropriately) and due to their gross negligence, got us sued by tenants we never met. Arrow refuses to take responsibility for its negligence and failures and hides behind a contract clause that allows it to do whatever it wants, pushing the consequences off on its customers. Arrow has already been flagged for compensating for reviews, they have also been officially reprimanded and fined for ethics violations by the association of realtors and are now being investigated by the California Department of Real Estate for fraud, negligence, trust fund handling, dishonest dealing and secret profit among other things. Horrible experience. We used Arrow to manage our rental property and it was a terrible decision. We hired them, in part, due to their great Yelp reviews and later found out they offer incentives for 5-star reviews so it's impossible to tell which reviews are true. They have now been flagged by Yelp for this. This business is incredibly dishonest and negligent, from their billing practices (if you are an owner you should double check your bills and get itemized invoices) to their marketing (offering incentives for 5-star reviews). They have been officially reprimanded and fined for multiple ethics violations and are currently being investigated by the California Department of Real Estate. Directly due to Arrow's mismanagement of our property, our previous tenants (who we never met or spoke with) brought us to mediation for tens of thousands of dollars and Arrow hid behind the indemnity clause in the contract and refused to respond to our attorney (read your contract thoroughly and do not agree to this clause by the way) which left us with the legal bills. DO NOT RENT FROM THIS COMPANY OR ALLOW THIS COMPANY TO MANAGE YOUR PROPERTIES Worst property management company ever dealt with, not only were they entirely unprofessional, they cut many corners and tried to eliminate their involvement on any repairs or liability When we moved in, their "repairs" to the property prior to move in were abysmal at best and they decided to paint the entire house with their leftover paint they had from other properties. They did not fix the broken drum on the dryer, multiple broken or loose cabinets. Neighbors also mentioned the house used to be in better shape but once Arrow Real Estate started managing the property, it broke within a few months leading the previous tenant to leave cause of negligence. They just hire a gardener once a month and say that they did their job When our dryer broke they proceeded to write off on the lease that they did not want to be liable for any more of THEIR own appliances, their customer service is the worst at getting back, I left multiple messages but they blame me for not receiving and did not act at all to a possible gas leak and said it was our problem to deal with, they did not coordinate with their own repair man as I had to handle all communication, they try to over automate things and usually send misleading or outdated information via emails and blame the tenant for not understanding. Back again with another update of how awful this company is! Comical to see people posting how they're paying and offering free stuff for reviews. Zibby has no right owning this business or managing homes. Our home has had a broken drawer for 9 weeks and instead of fixing it, zibby cancels work orders, ignores emails, lies, and blatantly is taking the landlords money while doing NOTHING in the home. They tried to charge us to have the plumber come in a home we only have been renting for 8 months at the time!!!! I can't stress this enough RUN RUN RUN. You will only regret working with this team and your home or property will pay the price. Also please note: zibby the owner created another Arrow account in which she is reporting reviews claiming not the right business even though she has two pages. Trust me when I say AVOID!!! Not only did they provide information on renting properties from them but discussed options and how best they could help me towards property ownership. 10/10 would recommend them to anyone looking for a property. First off, this business was recently flagged for compensating for reviews by another Yelp user, big red flag. Look at the distribution of reviews. Either all 5 star or all one star. No 2 or 3s or 4s. Just a bunch of true honest reviews of 1s and all the paid 5 stars. I was a prospective tenant looking for housing and the listing that was furnished looked promising. But the agent was a no show and there's no direct method for contacting a human being at the property management company. This business is not at all committed to helping put tenants into properties. There is a reason their voicemail says "Profitability" first before "community". No wonder the listing has been up for a month and no success for the homeowner or tenant. If you're a homeowner, do not use these folks. They have zero incentive to rent out your property and want to just get money from you. Do not trust these folks. The Assistant Property Manager, Kari, has been a huge help in our smooth move in process. The first month and a half have been great because she is so responsive and eager to help us fix any issues that have arisen. The property overall is very well kept up and maintained. Our 6-unit condo HOA has been taken care of very well by Caden and the Arrrow team. As the HOA president, I have been very impressed with the transition to their management. We left a slum-lord property manager that failed to provide monthly financials, support our 1 annual meeting, and even allowed our corporate standing to lapse with the state! The past manager didn't even answer phone calls, emails, or open the office door when he almost caused one unit to fall through escrow! Fortunately Caden has been working with us to get back into good standing with the state. The team have always been on time and accurate with our financial reports, assisted us with tax filings, hosting our annual meeting, ensuring architectural compliance, and coordinating major repairs. It has all been very seamless and prompt. We feel we are in much better hands and are confident in their abilities to help us. We are so grateful to be working with Arrow at a reasonable cost for our small 6-unit HOA. Highly recommend! More...

I don't normally write reviews but after receiving excellent service from Kayla (sp?) at Arrow real Estate I felt compelled. We rent a property that Arrow manages and were having an issue with an appliance. There were some delays in addressing it that were mostly my fault. I reached out a little frustrated with the circumstance and the response from Kayla was immediate. She called me within 5 minutes and we found a resolution. Thank you! More...

Sadly this review does not hold up anymore since Nov 2022. From constant emails trying to solve issues, unpaid/uncollected bills multiple times, solving Arrows problems for them and unprofessional treatment- I wish our property was managed by a different company with more experience and kindness. I just hope others are not going through what we have. I typically leave positive reviews, but our experience over the last year has been far from that. In 2020 I paid 1750, and now in 2023 they have us paying closed to 2250 dollars a month. With everything so expensive in Oceanside we are stuck here for the time being, and this company knows this. The total I actually owe is 2430 dollars, because they did not pay Waste Management for 5 months and are back billing us for utilities. The treatment feels so wrong, and so does the price. Something needs to change in San Diego. This is a human rights issue. If you are seeing my review and experienced something similar, I am so sorry. The more honest experiences are shared, the more change can actually happen. Also, I would scroll down and read some of the other reviews the past few months. Wow.... I don't even know where to start Unprofessional Unresponsive Rude Dismissive After about 32 emails back and forth with concerns about my home me and my husband decided to go in and discuss in person a better way to communicate. Kari who is supposed to me property manager handed me off to a "manager" called Nancy, as she walked to the front office I went ahead and smiled and extended my hand to greet her and said " hi good afternoon my name is......" what she did next BAFFLED ME! She screamed at me "I don't have time for you" literally left me speechless and with my hand extended out. Please who does that??! I have NEVER in my life have encountered someone so unprofessional and rude. I am in disbelief that this person is in a position of management as clearly she can't separate her personal feelings and emotions from her work performance. The service here has been terrible. I have been advised to stick to the facts and my opinion and remove my speculation so here we go. Update 4**** So, we just found out, the vendor that Arrow hired and then advised to place a lien on our home (see below) didn't even finish the work they were hired for, they forgot to do a whole section and the work is incomplete. Update 3**** I couldn't make this up if I tried. Arrow (our property manager, yep still under contract for 2 weeks) does not have keys to our home. They provided their only set of keys to a vendor (without our permission) who didn't return them. Our agent requested keys 5 days ago and Arrow is now not responding to his requests and keys still have not been provided to him, BECAUSE THEY DON'T HAVE THEM. Update 2****It gets better. They sent our tenants a "Notice of Termination of Tenancy" without speaking to us or letting us know they were doing so and didn't provide the tenants with the legally required 60 day notice to vacate, setting us up for another potential lawsuit. Seriously, you would probably get better service if you just find someone in the parking lot of a CVS and make them your property manager. Update**** They have threatened legal action unless I remove my review and have also advised a vendor that did work on our home to place a lien on our home for a bill that we just got and should be paid through our insurance company. Oh, I forgot to add, they are also doing all of this while we are still under contract with them. So if you like terrible service AND threats this may be the property manager for you. Perhaps they are great if you never need anything or have to ask them for anything or have them do anything. The review stays. Terrible. I've had bad customer service in my life but Arrow may be the worst. We live in another country and they have managed our property for 3 years, it's been a nightmare. Unresponsive, rude, insufficient documentation so much wrong. And the worst part, we have been paying them to be treated like garbage. Save yourself the trouble and find someone else. Arrow has been great to work with. I had an issue with my billing and being able to understand the charges on my account. I will admit I was very frustrated in the beginning, but after speaking with Gisselle and her being able to investigate & throughly explain the charges, I felt at ease . She was always responsive and pleasant to speak with. Even though it took her a couple of days to figure out what had happened, she never failed to send a friendly reminder that she was still looking into it. Best management company I've dealt thus far! As the HOA President for our community, we were under some terrible management for the last 8 or so years. This paired with a bad panel of past directors, left us with a huge challenge. We were able to fire our past manager and we spent good time vetting companies that fit our needs of recovery and getting back above the redline so to say. We ended up speaking with Caden and having a in person meeting and I can say with confidence that we do not feel like just a number with Arrow Management. We have been driving hard towards repairs and bringing our community back up to par. Caden Medina and Jess Do, work very well together and offer a great duo to our community and needs. Arrow was competitively priced and even worked with us on some matters to ensure we had a promising transfer of management. Their response time is literally within minutes or maybe an hour. My refrigerator broke, I immediately requested maintenance and swiftly, I was scheduled for service the next day. Kari Rhoades @ Arrow Real Estate/ Arrow Asset Mgmt / Arrow Construction Group, was kind to schedule a service repairman so quickly. I lived under a unit managed by Arrow and there was zero due diligence done to screen the tenants. Cops were called constantly for domestic disturbance, there was clearly substances being used, and the cherry on top was the tenants flooding the unit by leaving a faucet running that flooded my unit downstairs. Despite basic laws of gravity and their tenant admitting to flooding me, Arrow continued to be in denial for months until I threatened legal action.
