Nicholas Lindsay Architects

Nicholas Lindsay Architects is a design led, creative and practical contemporary Scottish architecture practice. We have extensive experience across a wide range of sectors but particularly specialise in residential work including; one-off houses, extensions, renovations and conservation work to older buildings. We are a small practice and want to remain so, meaning all our drawings are carried out by one of the two Directors, who are both Chartered Architects. This means that your point of contact within the office is also the person producing all the work, ensuring quality and accuracy is maintained. As a small practice, we are not Vat registered, instantly saving you 20% on our fees. We use the most up to date 3d modelling software, providing our clients with realistic images of the designs from the outset, including Virtual Reality presentations. Our projects are composed in a contemporary Scottish style. Careful consideration is given to our Clients budget, aspirations and the surrounding landscape. Our work celebrates beautiful materials, careful detailing and the surrounding environment. As is common in the residential sector, many Clients have little or no experience of the building process in Scotland. We put great effort and care into guiding our Clients through each stage - from choosing a site, design, planning permission, building warrants, technical design, tender and construction through to completion. Our knowledge, dedication and imagination are invaluable whether you are looking to build a new home, revive a building or extend your existing family home.

What do you love most about your job?

Meeting new people, hearing about their projects and ultimately seeing the projects completed on site.

Why should our clients choose you?

Every project's context and brief is unique. We like to work closely with our Clients believing the design process is a team effort. The starting point is the Clients idea, from there we use hand drawn sketches, drawings and 3D visualisations to convey our thoughts. This is constantly tested and changed to suit our Clients aspirations. We are careful to design what our Clients want, not what we think you want.

As is common in the residential sector many Clients have very little experience of the building process in Scotland and we put great effort and care into guiding our Clients through each stage - from choosing a site, design, planning permission, building warrants, technical design, tendering and construction through to completion of their new home. Our knowledge, dedication and imagination are invaluable whether you are looking to build a new home or revive a building in a rural setting or extend your existing family home.

Can you provide your services online or remotely? If so, please add details.

Yes, we use Microsoft Teams and can work via video call to complete projects remotely

Hiring an architectural services firm is a great investment as it can help increase the value of your home.

Costs will normally include the design advice, on-site survey, professional CAD drawings, drawing amendments, planning applications and planning revisions.

Your expert architectural services firm will be able to help make the changes you are looking for or create a new build. They will also be able to answer any questions you may have. Use Bark to get free quotes and find a qualified architect today.

Here are some aspects that are important to consider when opting for an architectural services firm. It is important that the architect is registered and provide you with a portfolio of work with recent images. It is also recommended to complete a site visit where the architect might point out the particular features of that project.

Architects need to monitor the project throughout so it is also important that they have a good working relationship with experienced contractors.

Some architectural services firms only do international work. If you have a small project, you might want to consider a small firm that can give you its full attention.

Your local professional should work with you on your creative ideas and ensure that you get the best value for money for your budget.

You may meet an architect you like in the initial meeting phase but when the project gets underway, you may be working more closely with a different colleague. Make sure you know which individuals you will be working with throughout your project.

A side return extension is considered to be permitted development (PD). It does not need planning permission as long as the extension is within two metres of a boundary and the maximum eaves height is no higher than three metres.

Architectural services firms can provide complete drawing and design services, submit planning applications, check building regulations, undertake Structural Engineer calculations for loft conversions, extensions, internal alterations and new builds.

Architects also manage the entire process with the local authorities and should keep clients informed of the progress of their application along the way.
