Hollybank House is a friendly family Georgian Country House set on the northern outskirts of Emsworth with views to Chichester Harbour. Set in 10 acres of gardens we host a variety of private functions, weddings, wakes and and also provide Bed and Breakfast.

Terrible. Extremely disappointing. My friend and I had high expectations given the previous reviews but left feeling incredibly let down. Would have been better staying at a Travel Lodge or Premier Inn for half the price. We paid £160 for 1 night and the shower did not work. Was switching from extremely hot to extremely cold. I then had to go in the hallway with my towel and ask the male host if there was another shower. The alternative bathroom was absolutely awful. Bath had marks inside. Shower just trickled out. There was also a sign on the toilet that said "Dodgy handle". There was dirty carpet in the bathroom.On checkout we were told that this is a "100 year old shower system". No offer of compensation for the awful shower facilities. We had to ask if they could give us some money back and they tried to say that they would give us the late check out fee for free to cover it and it would "call it quits". We then explained that this is not acceptable. £160 to not even have a shower. Disgusting. They then gave us £20 which was still an insult given that we were unable to have a proper shower. Host attitude was disgraceful.Breakfast arrangement was not good. Breakfast on a Sunday is from 7:30-9am which is very early. There is 1 big table shared with other guests. No privacy to have a quiet breakfast. Service was slow. Served by a 70/80 year old man.Location is terrible. Building is at the end of a private country lane with no lights. Driving up was a nightmare in the evening as it was completely pitch black. Called the host to ask if there was a light they could switch on and were told there wasn't anything they could do.Avoid at all costs. Don't waste your money. More...

Booked a one night stay at Hollybank House after seeing the high rating online, and so also had high expectations.However in reality these expectations were not matched. We had issues with our shower, it was going from extremely hot to extremely cold which made it unusable. We were then told to use another shower down the corridor. That bathroom was unclean with a broken toilet handle (which they labelled) and the water from the shower barely came out in a trickle.Upon raising the issue when checking out, we were not offered any compensation for the inadequate showering amenities and had to almost beg for some of our money back. Considering we paid £160 for one night, compensation for something as major as being unable to have a proper shower does not seem unfair.Another issue with the room is that one of the windows wouldn't close properly, and so we could hear water running/dripping from outside.Also during breakfast the setup wasn't ideal. All customers were to sit around one big table, meaning you had to sit with strangers and couldn't have any privacy for your meal.In addition, the driveway/road leading up to the house is very dark and feels very unsafe at night. There is no lighting at all and it is a narrow single-track road, so it made arriving back at night quite scary.I would not book again and would suggest others avoid, would be better to book and stay at a Travelodge or Holiday Inn instead.
