Services

Building Owner

If you are the Building Owner you must ensure that you are aware of whether your works are notifiable under the Act or not. Once you have ascertained whether your works are notifiable under the Act; you must then serve valid Notice(s) under the Act to all parties (Adjoining Owners) under the Act that are deemed to be affected by the notifiable works.

At Adamo Estates one of our suitably qualified and experienced Surveyors can act as the named Building Owner’s Surveyor and ensure that risks are reduced by adhering to the obligations of the Act.
Our Building Consultancy team has in house party wall specialists who have been involved with some of the most dynamic and landmark projects in the city. Acting on behalf of the Developer / Building Owner we carefully review your scheme in order to ascertain the notifiable works and Adjoining Owner’s to whom Notice must be served to. Our experience as Developers puts us in a great position to understand the time pressures and risks from a party wall point of view. We have vast in house experience in party wall Surveying being involved with small extensions all the way up to commercial new builds and basements extensions in the city and west end.

Adjoining Owner:

Our technical expertise and knowledge of buildings and construction allows us to Act on behalf of Adjoining Owner(s) too. We again review the risks with regards to the Building Owner’s development and implement all necessary precautionary mechanisms in the Award which will provide reassurance to a neighbour affected by the development. We do everything in our power to ensure that the structural integrity of your asset is not compromised by the Building Owner’s proposal. If you have received a Party Wall Notice or if your neighbour is planning a development, please get in touch to see how we can help you. We regularly act on behalf of Adjoining Owners using the Act and its provisions to fully safeguard them from any potential problems, and future proofing the Building Owner’s development to ensure that your future proposals are not compromised. We regularly deal with compensation issues, security of expenses claims, post Award damage amongst other things.

We carry out Schedules of Condition of adjoining properties adjacent to where building works are to be carried out. This is to stop spurious claims of damage and limit the liability of the building owner/developer.

This also protects the position of the neighbour; in the event that damage is caused by the works next door, then this can be dealt with quickly and efficiently.

We can act as independent experts when ascertaining the correct boundary position. We can act on one "side" or can be jointly appointed on behalf of both parties who need the boundary position clarified. We can provide an accurate and detailed report after reviewing all the available and historic information.

Our appropriately qualified and experienced surveyors can accurately ascertain the defect you have seen at your property, whether it is a damp or building movement, we have the skills to ascertain the cause of damage and advise on appropriate remedial measures and associated costs.

We provide architectural services for domestic and developer clients on residential-led schemes. We provide drawings to include planning, building control, and construction design. We can assist with obtaining planning approval.

We provide structural design including calculations for clients. Further, we can also provide structural reports addressing particular issues such as cracking or building movement. These are often requested by domestic clients or lenders who the client is liasing with for finance purposes.
